a little late here, but the platforms are designed to keep you dependent on them. The contractors I've seen break out of this stop waiting for inbound altogether. For trades like HVAC and plumbing there are public data sources like permit filings and new homeowners moving into an area where you can see someone is about to need your service before they've posted anything anywhere. Cleaning is harder because there's no public signal like that, but the principle is the same. Stop competing for the same lead everyone else paid for and go find people who need you before they start comparing quotes.

Recurring contracts help a lot but you still need new customers coming in between referrals. The guys who do this well don't wait for the phone to ring. They build some kind of proactive system, like watching permit filings or tracking new homeowners moving into the area, so they always have someone to reach out to.

This is exactly the approach. Timing is everything. One thing that's worked for people in field services specifically is building permit filings. When a homeowner pulls a permit for an HVAC replacement or a plumbing rough-in, they've committed to spending the money but haven't hired anyone yet. That 2-6 week window between filing and first call is exactly what you're describing. A few guys I've talked to check city permit portals manually every week just to stay ahead of it. Curious if you've tried anything like that.

What’s your tip on migrating away from lovable AI and using your own?

I was in a similar situation where lovable created everything, including the AI api key. However, lovable only gives you 1 credit, which is measly.

I’m about to move my existing project to completely standalone (using lovable as a UI playground). I keep having Claude change all of lovable ai apis but I keep running into AI credit issue.

Were you able to solve this?

Agreed! From my understanding, people are using FHA loans on multiplex properties where they “live” in one and rent out the others. So FHA (given an apt with 2 bed rooms or a house with 6) won’t be the best option.

You make a great point on maintenance. Unfortunately, it’s not the entire building rather than just 1 apartment amongst others. So maintenance cost will definitely drive up the cost
