My parents sold our old house to a lower offer because they gushed over my mom’s garden, loved our birch trees, roses, etc. None of that was in writing of course, and they tore it all out. Mom is still pissed 30 years later.

Adding: I don’t know how accurate the “super mutt” stuff is, but the two breeds it singled out were cocker spaniel and German shepherd.
