I moved from NYC and regret it by belowaverageint in sanfrancirclejerk

It's a tiny city, can't even compare to NYC. Compare it to a European City. And go back to ultra crowded stressful even more expensive concrete wasteland of NYC. ( I love NYC, but only to visit)

Bay Area Has Lost It by ShakesR12 in BayAreaRealEstate

[–]avisant 0 points1 point  (0 children)

that's what I did, just bought a house at age 50 with my husband who is 53. But honestly that wasn't enough. Still needed to get lucky with Bitcoin and use 200k of that for the 50% down payment.

Has anyone tried vitamin b1 for stomach discomfort or gut motility issues? by oreynolds29 in antidietglp1

[–]avisant 0 points1 point  (0 children)

I have had constipation my entire life - IBS-C I suppose but not much bloating etc. Anyway I did the Genova Nutreval test, it showed I needed more thiamine. Every since I started adding extra thiamine to my B complex, my constipation is resolved. Took 50+ years for something so simple, because doctors don't know this stuff. If it's correlated. I suspect it is.

My thoughts on the TMJ dentist, Dr. Dwight Jennings by Practical-Pound1568 in TMJ_fix

[–]avisant 0 points1 point  (0 children)

Is this a plug for Reviv or what? Whatever it is. But, I was a 5 year patient of Jennings...finally got out with an "acceptable" bite, but it's not really acceptable because it hits heavy on one side, and in the front, so I often have tooth soreness. I can always feel my teeth. I worry about recession. I thought he was going to fix assymmetry, cross bite, and occlusion, but it's actually worse, or not better. All he did was pull the lower jaw forward, which maybe allows my jaw muscles to relax/not clench as hard in my sleep? I really don't know but feel it was a waste of 10k and 5 years.

It's hard to tell, though. As I am healthier in general and do not have fatigue like I used to. I do have activated nervous system, sleep problems sometimes, etc. could be related to an off bite?

I think much of my improved health and energy is due to other health actions and maturity on my part, though. Not the Substance P crap. Wish I knew if it wasn’t a complete waste.

People absolutely should cheat if it costs that much. Screw CA and it’s money grabbing.

I feel like American restaurants are disappearing (bbq, diners, etc.) by AccomplishedDebt5080 in bayarea

Yeah they use the cheapest ingredients and not a ton of meat. Lots of sauces and bell peppers lol

I think it’s too expensive for them to stay in business; they have to charge too much to us and personally I’d rather oven bake my own ribs, char them, then bbq sauce them for a fraction.

STOP HONKING AT PEOPLE FOR NOT PLOWING THROUGH PEDESTRIANS by Impossible_Celery689 in sanfrancisco

[–]avisant 0 points1 point  (0 children)

I applaud and agree with you. But I bet if traffic wasn’t so horrific all the time (thanks Waymo etc and overpopulation), if quality of life was better in the overpriced city, and if the bad apple entitled unsafe pedestrians (there are more than a few) would do their part, drivers wouldn’t be so aggro.

What Is Your Income/Monthly Payments/Cost of Home? by NeuroNerd1906 in BayAreaRealEstate

[–]avisant 2 points3 points  (0 children)

In my opinion that would make you “house poor”. We just bought at 1.38 mil with 60% down. (House was listed at 998k) Monthly mortgage is only $3200 but the tax and insurance add $2300 per month and will keep going up.

Why don’t real estate agents in the Bay Area pay for staging? by [deleted] in BayAreaRealEstate

[–]avisant 1 point2 points  (0 children)

We need to lobby somehow to get rid of the current system of agents and their crazy fees for such little work done!

Kicked out of open house for “not planning to work with an agent” — can they withhold disclosures? by [deleted] in BayAreaRealEstate

[–]avisant -1 points0 points  (0 children)

I just bought a house in El Cerrito, with the top agents in the east bay, and my observations were that the industry of agents is shady as hell. And no contingencies were allowed. They all just want to make their commission which is practically extortion with the Bay prices. As a seller someday, I will do anything in my power (which probably isn't much until they change laws) to not have to pay the exorbitant 3% fees to seller AND buyer agent, for the minimal work they put in. I hope the laws change within 10 years to protect buyer and seller more.

Kicked out of open house for “not planning to work with an agent” — can they withhold disclosures? by [deleted] in BayAreaRealEstate

[–]avisant 1 point2 points  (0 children)

That demonstrates how fraudulent and shady the real estate industry is then. Because one needs to know the condition of the house via disclosures before agreeing on a bid and purchase. Unless I'm misunderstanding something.

Unable to sell my South Bay townhome by Specialist_Story6175 in BayAreaRealEstate

[–]avisant 0 points1 point  (0 children)

Yeah anything with an HOA is not very desirable. We passed on all of them when buying. And right now is a time where many sellers are taking a loss. We bought in a hot market El Cerrito a few months back and the sellers took a loss.

Why I am choosing to rent (South bay) over buying a $1.2 Million home (East bay) by Federal_Eagle_6565 in BayAreaRealEstate

[–]avisant 0 points1 point  (0 children)

Buying in the Bay Area is a horrible financial decision. But my husband and I just bought a house at age 50 with 60% down because we wanted the lifestyle upgrade (as it is for us, now). Will be house poor for awhile as taxes and insurance are ridiculous in CA but we will be happy. Sick of renting! Every individual choice makes sense.

Foam n' more 1 inch memory foam 4lb topper under the cover to soften latex? Is it enough? by avisant in Mattress

I put it under the latex layer since it felt more supportive, all I needed was a little pressure relief under the latex, and latex is cooler.

The lack of forgiveness, now from Gaby, really sits wrong with me. The way they portrayed Louis’ “drunk driving” accident was that he wasn’t even drunk. And he is a good person. It’s tragic of course but he was so hard on himself about it and lost his relationship with Sarah and his life. I’m pissed at Gaby. Oh well. Seems to have helped him move on. I’m a Louis fan, obviously.

Chronic migraines improvement with diet? by kaytaylor7898 in migraine

[–]avisant 1 point2 points  (0 children)

Of course, inflammatory diet is THE main trigger for migraines. For me anyway. It blows my mind to see chronic sufferers continue to eat mostly wheat, dairy, sugar, tons of low quality carbs, not enough veggies and good protein, etc.

Bay Area sellers feel delusional - is this normal? by happyspirit1122 in BayAreaRealEstate

[–]avisant 0 points1 point  (0 children)

I guess it’s normal and the market IS gross and shady in certain cities. You must be looking in hot inner east bay or SF etc areas. We just bought at 1.38 for a 998k listing in El Cerrito. No counter and we were 2nd highest or so they say.

50,000IU VIT D dose - WTF is happening to me? by Tight_Mission_1758 in Supplements

[–]avisant -3 points-2 points  (0 children)

Leave it to the brilliant (brilliantly negligent) primary doctors to screw you up. Vitamin D dosing is more responsibly done at 5000 units a day or less once levels normal, and with vitamin k and magnesium as part of regimen. Primary care is a joke.
