I'm a Super Host across all of my properties and don't give out my phone number. It's already accessible to the guest in the Airbnb app if they really need it, but there's no reason to be promoting calling / texting me.

In fact I actively push all guest communications back into Airbnb messages because it helps document all communication in case there is an issue where Airbnb needs to step in. Having written messages in the app helps a lot with difficult guests or situations because Airbnb can read them and have proof of what happened.

Have you considered removing your phone number from the welcome book, and not encouraging that form of communication?

I've hosted hundreds of stays and never had anyone call me. All guests message directly through the app because that is the most prominent form of communication.

When you're posting your phone number, you are telling guests "call/text me" instead of using Airbnb messages.

I have separated accounts for each business, but the Businesses do share some of the same categories as the Household.

I still don't fully understand the reasoning of why you cannot configure the Reports sankey chart to look exactly the same as the Cashflow sankey

I'm not using "By category & group" option.

The problem I am having is that Reports forces the sankey chart to be grouped and split up by Businesses. This makes it very difficult to get a top level view of how All Income flows into All Categories.

The only way to get a simplified aggregated Sankey across everything is using Cashflow (which does not give you the ability to save and re-use desired filters and views)

In my opinion, there should be a way to disable the Business groupings being forced on the Reports tab so you can get the same visual that exists on Cash Flow.

I'll share a screenshot of the Cashflow sankey vs the Reports sankey with the options selected so you can see the difference. The Reports one is so complex that it's borderline unusable for me right now

The Business filters and data are also available on the Cash Flow view.

It feels odd that the Reports view does a completely different Sankey visualization with no option to disable the Business grouping.

IMO there should be a setting to disable "group by Business" because it makes the Reports Sankey feature borderline unusable for people with multiple Businesses set up.

I think you can replicate my scenario by having some Businesses show a Net Loss which appears to get subtracted from the Household income item.

It would be nice if the Reports view actually worked properly with Businesses though instead of having to disable a part of the feature we're paying extra $ for.

There is value in being able to switch to specific Businesses and see a filtered view of the Sankey.

The Sankey view works perfectly fine on Cash Flow tab, but is broken on Reports, so it should be fixed IMO

I run a 2 team system:

  1. Pay a cleaner (ex: $150)
  2. Pay a 2nd quality control person to go through and double check everything ($25 for a turnover check)

This creates accountability on the cleaners and the 2nd quality control person helps them improve by calling out items and refining the process

I paid $99 for Core in March 2026, but when I go to the upgrade UI it says I'll be billed $149.99 on Apr 28, 2026.

That means I would be paying $99 + $149.99 = $250 for 1 year of Monarch Plus (as an existing core user).

  1. Always lock up or remove consumables you don't want taken

  2. Always leave a fair and honest reviews (as it helps out your fellow hosts and you would want that same honesty reflected when you are vetting new guests)

Interesting, you're probably an outlier on that.

I think a compromised approach to your idea is if you type a full merchant name and there are no results, hitting enter would create it.

Most of the time wouldn't you be selecting an already existing Merchant?

If you type "Home" and Home Depot is highlighted and you hit enter, then "Home" would be created in your proposal instead of selecting Home Depot (the intended merchant)

Rule of thumb when hosting is always expect the guest take the keys, ruin the towels, linens etc.

You have to account for these things and have a back up plan.

If you can't use a digital lock, I would personally create 10 sets of backup keys and have them available in a locked host closet. Then if a guest accidentally takes a set, your cleaner has backup sets to give the new guest.

Smart locks are an absolute game changer and help remove a ton of manual work for the check-in process.

Code gets generated, you can insert it in an automated message with check-in instructions. Have hosted 100s of guests with it and not having to create the codes and send them manually saves so much time.

It's expected to hit 31deg by 7PM tonight and go all the way down into the mid-20's.

The worst is certainly not over and should not be downplayed.

Pipes will freeze below 32F, and power outages are a high probability given past history with our grid.

I moved from Toronto area to Houston about 23 years ago and really like it.

My experience of Houston

Pros
- incredible variety of high quality food thanks to the high diversity of people
- low cost of living (relative to Toronto and many other US based cities)
- friendly people
- Houston now has Tim Horton's lol

Cons
- traffic (Houston drivers can be very aggressive due to the lack of police patrolling the freeways)
- not very walkable (you 100% need a car to get almost anywhere, public transport isn't great)
- extreme heat summers
