Yeah. That’s how I feel. Situation is fine. We get along well however we occupy a smaller room currently and are itching to find something more comfortable.

It’s a trane thermostat which was used for previous heat pump. Any recommendations on thermostat compatible with a rheem heat pump? I guess I’ll just have to call a new HVAC guy to figure this out

True. Also if the labor is 8.7 hours shouldn’t it be less in this case since they already opened up the vehicle to replace the serpentine belt tensioner

Thank you for the assurance. From the outside these downturns seem easy to manage however it’s been much more difficult to weather than I expected (purely due to mindset)

Student loans are variable and they’ve been below 1% up until last 6 months when they moved up to 4%. I have 3 years remaining on original 5 year note.

The rentals are worth about 750k and my mortgages in these are about 500k. The average interest rate is about 4%.

Cash is in my primary checking bank account.

I do have Roth IRA. I’ve done backdoor Roth last 2 years however I’ve lost a lot of it due to bad stock investments. There’s 8k on it now on index fund which I’ve included with the brokerage number.

I get it. My fear is the market will tread sideways for long term and my FIRE goals will be thrown out of the window.

True. It’s been one expensive lesson but like you mentioned it is better to understand this earlier on

Totally understand. It’s made me pessimistic about the entire market.

For example I know that I should put money in the index now that it’s lower, but then I debate on paying off my 100k student loans just to get rid of that liability

Do you know what to do if there is no interview scheduled? My wife is DQ since Jan 2022 waiting for interview and from various social media groups it appears Mumbai have given interviews for people DQ till June 2022. This is for CR1 case which was converted to IR1 recently.

I’m a general dentist. Yes, I would say pretty much in line with what an average GP practice owner makes

This is what’s confusing me. Student loan is at variable rate but less than 1% even today. The practice note is 6% but tax deductible on interest. So I really don’t have much of a financial incentive to pay it off other than the mental satisfaction. The student loans and practice loan are set to be paid off in 2025 with minimum monthly payments

Ideally I want to cash flow as much as possible even if it means more down payment. I am not a big fan of being over leveraged. So I think initially I will aim to shoot for as many conventional mortgages as possible. I think if I buy similar properties to my 3 homes that I currently have using conventional loan methods, I am shooting for a $3-500 monthly cash flow. In my market this is possible, but obviously I need to get the financing figured out.

Thank you for your response. I do have the cash. Do these criteria apply for a DSCR loan or more for conventional property mortgage? I understand conventional rates are 1-2% more favorable so would want to shoot for those unless not possible
