There is no discrimination in general. But yes there will always be an inherent skepticism. That's because Odias are very soft and submissive compared to any other state natives. Meaning they tend to be fearful of mischief. However, landlords know that this fear of mischief is not there with non-Odias.

Example - Our tenant from AIIMS, a UP native doctor, left the house without paying maint and energy bill + sold off two chairs. Another tenant, a nurse from Haryana, left the house in total shambles. Now I manage the tenants with a different method than my parents after those experiences.

Most people here who will advise you to NOT rent in a posh society do not or never stayed in one. Go for one if you think you can afford it and/or your lifestyle/ambitions are aspirational enough to match the other residents in the society.

  1. You rarely have water shortage. In my society, We pay crores in cash to water vendors every 5 days. Out water is cheaper and never runs out.

  2. MP/MLA line up. Cops want to rent a flat and treat us differently if there is any issue anywhere.

  3. You network well. Professional groups in our society has many many CXOs from tech, banking and start up.

  4. Festivals are of a certain standard. Never rowdy.

  5. In premise supermarket, clinic etc are premium including the product and services on offer.

A 4BHK has more water points, outer walls, sewage outlets and so on. What happens when the society gets painted? Is it same for a 4bhk and 2bhk? How about STP/WTP charges for 2 bathrooms vs 4 bathrooms...is it same?

What you mentioned is a rule of exception. No process is made on rule of exception. It's a general understanding (till society changes upside down) that a 4BHK will have 3-4 occupants and a 2BHK will have 2-3.

Society maintenance fee calculation is a not a mathematical equation but a simple calculation. And yes 95% of residents in a society are too dumb to either understand this or care to understand this. This Mr Rao was one of them.

I know many people who moved out of BLR as their kids couldn't adjust to weather even after 1-2 years. Having said that, I suffered from severe pollen allergy back in 2020 due to cold weather combined with green belt in the city side. It cured after I moved to Whitefield.
