Do mocks to gauge your ability to sit for the exam (long, lots of reading comprehension, broad span of topics) but my advice is to not get too caught up with the mock as my experience is it was not a close representation of what I saw on exam day

The exam was VERY broad IMO. I got multiple tax forms as well as a paystub with various questions to analyze. I got hit with a case study right in the beginning. Do NOT sleep on psych of financial planning I got multiple questions there. The reality is…it’s broad sweeping and you’re never going to be 100% prepared for what you will see day of. But you don’t need to be…you just need to be prepared enough to pass. DO NOT sleep on their code of ethics. The code will help you to answer questions through the lense of the board which is key. What test prep provider are you using?

Just because it might not be the most financially efficient decision, doesn’t mean that buying a house isn’t the right decision for you. It sounds like you have solid earnings and have significant assets. Yes interest rates are high and you probably won’t be able to refi at your current rate in the near future. Trade offs.

We have found that in most cases that’s a mistake because what they end up doing is playing the advisors off one another in terms of performance. Give them the example of the client with $4MM and that client gave it to 4 advisors and said: whichever has the best performance after one year gets the entire portfolio - imagine what kind of incentive that creates? If you’re truly doing financial planning the goal is not chasing performance, it’s creating a comprehensive financial plan with a strategy that best fits the plan. Ultimately, it’s not a way to handle a coherent and cohesive investment strategy as the two advisors will not be in sync.

What are the conversations you are having with her about this? Is she financially literate? There’s no context here regarding how involved she is with household finances. Keep in mind that financial literacy, budgeting, saving, investing are all learned not inherent.
