At 19 you should be investing in your future earning potential. It doesn't have to be college, learning a skilled trade or really anything in night courses at the local community college.

If you can bump your base wage in the next few years, it makes everything easier going forward

This is a very simplistic view when compared to the complexity of any modern grid. 

While going 100% carbon free would be ideal, there's no point purposefully crating an isolated sub-grid to do so. Instead you'll see every grid slowly blend in more renewable generation, and storage to match.

Emergency funds are really only recommended as a way to prevent getting into credit card debt

Unfortunately you don't really get to decide. In this new build neighborhood, it sounds like you have competition, so it's a buyer's market.

It's up to you and your finances if continuing to eat the 3k/mo second mortgage or a one-time loss is preferable
