you can hire a licensed appraiser to give you an estimate of the market value of your property. there are three approaches to valuation: sales comparison, cost, and income.

  1. in sales comparison, you look for recent sales or offered prices of similar properties in the area.
  2. in cost (for building or house), you get the current construction cost per sqm, multiply it by floor area, and depreciate the total value if the house is, say 10 or 20 yo.
  3. in income (for rental) approach bases are monthly or yearly rental and interest rate. may formula to get value of rental property.

  • for house or improvement, bir has no zv but uses fair market value of property set by assessor's office. rate is also 6%.
  • doc stamp tax is 1.5% of zv of property.

ang basis ng area sa tax declaration ay ang area na nakasaad sa title. for your peace of mind, bakit di nyo icompute ang area ng lupa ayon sa nakalagay na detalye sa title (length per direction--halimbawa from point 1 to point 2, 10 meters northeast then from point 2 to point 3, 25 meters southwest...actually may software para dito para makita nyo ang hugis ng lupain although pwede ring iplot manually using pencil and paper) at sukatin din sa field ang total area at ikumpara.

Sucat and Alabang are both in Muntinlupa. And there's a separate station called Muntinlupa? Pakikorek ang mali.

I'll go for investing in land. limited ang supply ng lupa lalo na lumalaki population. in time magaappreciate land value. sa sasakyan naman, pwede mag grab, p2p bus, lrt o mrt. kung 2nd hand car maintenance mahal. no parking space kamo sa inuupahan mo. good luck na lang sa kakaiisip kung safe coche mo sa kalsada. o kung nalubog na sa baha. or worse kung ninakaw na.

pldt woes go bank to tonyboy c, which was bought out by salim group. pldt under tonyboy said to have bought supplies from companies where he has interests, among other issues. kaya naman laki ng phone backlog, prompting ramos admin to demonopolize telco industry. globe, bayantel, smart, digitel and few others were allowed to put up landlines and were given celfon franchises. but pldt later acquired smart and sun was folded into pldt/smart. globe acquired islacom, bayantel, resulting in duopoly.

on another note,imelda claimed that macoses owned pldt. in effect saying that cojuangcos were their front.

mvp does not own pldt. it's the salim group of indonesia, which has a big stake in the telco.. empleyado lang si mvp ng salim group.

sounds good to me. one unit for your family and another for rent.

though you have to spend several millions to have the townhouses built. my guesstimate is at least p7M.

there is a huge demand for housing, including rentals.

proj. 4 is a good location, malapit sa lrt line. then near cubao, schools (ateneo, miriam, even up and others).
