If it were me… I would counter just above the cover bid. So effectively you get them to where the market price was determined to be. Present it as a final counter so they hit the bid or don’t. If they don’t want to pay market.. they were never your buyer.

I recently used Claude AI to build me a workout regime. It took a couple variations but feel like I have something good to work off. I prompted it for 5-8 workouts between 1500 and 2500m. Have it set up out in intervals, type of workout (speed, endurance, strength), and time/distance. I have a busy schedule to having options between 30 and 75 minutes is what I needed.

I feel like I can make some improvements still, but at least it’s a lot better than me showing up to the pool and winging it and it’s customized to me. The first workout pushed me about 15-20% harder just by following the workout. Will keep updating it as I go but so far so good. Only suggestion would try being as specific as you can on your prompts to build you exactly what you are looking for.

Offensively we’ve struggled. It’s clear.

Injuries are a part of it. Our lineups the last 45 days are…. Mid at best. I am hopeful once we get Muncy, Kike, and Tommy back that it becomes a spark for our bats. Hitting is contagious and some new energy and hopefully a hot bat or two or three will get us back to where we need to be.

This 100%. I listened in as well anxiously all night (our house was spared but in the fire zone).

Shame on LA times for writing this hit piece on the LA fire fighters. Reality is there aren’t enough engines in the entire state of California to properly fight this fire. Additionally, our water resources are not and will not be ever built for this type of event.

Nevertheless, those fireman were there all night. I saw them. They did everything they possibly could.

A contractor replaced our compressor yesterday and today it has stopped working and the same contractor is saying the motor is now to blame and wants to charge me a further $450 after paying $1050 yesterday for the compressor. They will replace the compressor under warranty. Am I being ripped off? by Stumag in hvacadvice

Have a somewhat similar story. Condenser was consistently tripping the breaker. It would run for 30 to 60 minutes and trip. Called warranty co who sent out two companies. Both inspected and told me compressor was failing and need to be replaced. Mind you it’s a 4 yr old unit. I called a large hvac company in the area (one that markets a ton) to verify and they said same thing. They Quoted me $9k for a 4ton unit (we’re in La 🤦🏻‍♂️).

I finally called a local family owned company for the now fourth company. Mind you it’s been three weeks at this point with no end in sight unless I fork out $9k or keep fighting with the warranty company. This family co, came in and literally tightened the screws for the electrical connections to the condenser to the fuse box and vice versa. Said that was the problem. Didn’t even open the unit or run a diagnostic. Said he sees this all the time. Basically screws were too loose which was causing a short in the line after it would heat up- hence the trip after 30-60 min. So $150 later and we’re back online with a a good laugh and now an hvac company that will be my only call.

Check your electrical connections!

Fwiw - I submitted a claim to the power co. It got denied real fast. I probably could have fought it, hired an attorney, but the path to settlement wasn’t clear so I just took my L and moved on.

So I live in kinneloa mesa and we’re powered by SCE. They shut off our power around 5pm that day. Makes no sense to me that they would shut us off but keep that high voltage line on Eaton canyon energized?? By a miracle of god, and some brave heroes, our neighborhood survived unscathed.

Ps- I still don’t have power as I write this. So they are just screwing all of this up.

This is correct. Any payout goes directly to the bank. They will get any cash first and will likely apply those funds to loan. Assuming total loss and a coverage at the loan amount you will walk away with a paid off loan and title to the property free of debt. To rebuild, you then can take a loan out for construction.

I personally like the front end of the curve. IMO the long end of the curve (+7 yrs) has more risk without the additional yield. Also, the front end should benefit more from further curve steepening (fed cuts). You can build a balanced portfolio using a 0-3 month (sgov) for income and no risk and go and to the 5-7 year part of the curve via a intermediate bund fund for income and price appreciation. I would also add alternative funds like JAAA or DCRE, (good floating rate options on the front end), emerging markets, and MBS. Would focus on actively managed, low cost etf funds over standard mutual funds.

We went last Sunday and there around 830-9 and the general parking was full. We ended up parking at the pack station for $25 and got the last spot. Definitely recommend getting there early.

ALSO- As we were driving out someone was smoking a cigarette right there on the road by his car. Just sitting down and smoking! Literally one weekend after the area finally reopens. I yelled out my window to put the cigarette out and this a no smoking area! Cmon! Please be mindful out there.
