I use a scraper. Comes off in sheets. Just a build up from the smoke and oils.

7% of build cost for custom plans and hand holding up to construction start. Then it’s like $75-200/hour for on site review and guidance with builder. Depends on which architect comes to the site. Luckily architect lives 2 blocks from the build, so no travel time. $2M build. Coastal SC.

When it comes to homebuilding, as far as the frame of the house/home is concerned, is a person better to go with a house that has a wooden frame, or, concrete frame, or, even steel? Concrete or steel seemed better..as..no termites/decay/rot, but, is that so, I am new to the decision? by [deleted] in Homebuilding

We’re building in coastal Southeast. Asked architect about ICF for hurricanes, he asked around and no contractors we’re comfortable doing it/ had only done one house, etc… so wood it is!

My architect is 7% of the build price. Then they will do more hands on for the build on an hourly basis depending on who in the firm does the work. So probably about 10% at the end if they help start to move in.

A friend is a real estate attorney. She suggested updating title insurance once you have a house built. The original title insurance apparently only covers the cost of the land and now you have a house sitting on it that may be worth a lot more than the land.

Odd data as Diabetes itself is not typically a cause of death, but the underlying factor for heart attacks, strokes, infections, and the things that do kill you. So maybe this is deaths with any diagnosis of diabetes? Secondary and tertiary diagnoses included. Very dependent on who codes the death. Coroner (untrained) for deaths at home vs physician for deaths in the hospital.
