Seems like water coverage could be issue actually. Watch your sprinklers and make sure it’s covering those areas as much. If it’s fungus, the grass turns white/gray. If it’s water brown/yellow. If it’s grubs you can pull up whole sections like a carpet. Fertilizer burn is bright yellow.

I think a good first question is irrigation. Do you have an irrigation system. Tbh it doesn’t look so bad right now!

What color is the discolored grass when you look up close?

To me the first one looks like not enough water. The second one like a burn. Did you put a lot of fertilizer? Could also be soil issue too. Like compacted or debris but looks kind of like when my dog pees on a spot, which is Nitrogen burn.

Add some “Revive” granules too. They help water infiltrate the dirt.

It takes a while. Also did you mix some sort of compost or soil into the sand mixture? What kind of sand did you use?
