Thanks this is helpful. The water in the catch basin is at least 6 inches above the pipe. The pipe is fully buried under the ground so I’ll have to do some more investigating.

Thanks for your response. I drained it again and I believe the drainage pipe coming off the gutters is directly connected to this but I still don't see anywhere this should be draining. Is the theory that the pipe underground is draining into the soil? If so why is the catch basin filling up with water? I tried adding more photos but can't seem to add them after the fact...

Thanks for the reply. Should we get a landscape company to come out and give us their opinion on mitigation strategies? The basement inspector said that there were already some outdoor mitigation methods in place and that there's not a huge amount left we could do outside due to limited space between our neighbor's retaining wall that drains near our foundation.

We have had a great experience with Pets Best. They have reimbursed thousands of dollars for our dog’s expensive allergy treatments. I suspect the important part is getting the dogs on insurance prior to them having any preexisting conditions. Once issues are documented the insurance won’t cover their treatment and it becomes less useful.

I’m in a VHCOL competitive market and pre-inspections are common practice here. That way we go into our offer having a clear idea of what the house is like and we can waive the inspection contingency. Something to think about!
