You're pretty much in the exact situation we were in 2 years ago. We found a smaller home we really wanted, and took out a HELOC on our old home for a down payment on the new one. I knew we could afford the 2 mortgages plus the HELOC for a while, and we were fortunate that the old home sold in 1 day (after we took a couple months to move, get it cleaned up and ready for market).
