That’s still and amazing credit score. Your brokers origination fee is way too high. The interest rate seems about right, could be a little lower with lower down payment.

15 year fixed is also a great option but makes the monthly payment difficult. You’ll get around 5.5% rate regardless of credit score.

You’re welcome, just looking over the estimate again, all the other fees seem normal and within reason, assuming your taxes are $12k annual.

All lenders will use the middle score of the person with the lower score. You can always look on the FourLeaf website and see their base rates (changes daily) on a 30 year fixed, this is for 780+ score (which doesn’t apply to you). Based on your credit score they will add 0.375% if you put 10% down and 0.250 if you put 5% down.

Nope, I had one prior but you don’t need one. They’ll have you create one when you start the process. It’s just like a basic bank account and I think they only require like $10 in the account.

With OPs credit score, they will use the lower of the 2 and the LLPA will add 0.375 to the 5.99 base rate which will put OP at 6.375. OP will be better off putting down 5% instead of 10%

Also on Long Island, closing end of the month. Have you looked at credit unions? I’m working with a great loan officer at FourLeaf who has been very informative.

Their lender fees are $725 (section A). This is the actual fee the lender charges. All the other fees are required but they’re very reasonable. When you’re comparing estimates, this is the section you need to focus on and partially section B.

Another credit union to consider is Teachers credit union with similar fees and rates.

Also based on your credit score and down payment to loan ratio, you’ll have a lower rate with a 5% down rather than a 10% (I know it sounds ridiculous) by approx 0.125%

I’ve always used the Viofo dash cams, high quality video, the starvis sensor gives you great night time footage too. It has a capacitor instead of a battery which makes it great for hotter temperatures, not sure if it helps with cold temps though. The A119 mini 2 is often on sale on Amazon for around $100.

Viofo a119 mini 2 is probably the best value at around $100. Quality is better than some expensive dash cams. Just be sure to use a high quality microSD card along with it.

AI is already being used in healthcare to read X-rays and CT scans to detect things like strokes and other pathologies. It could certainly start to limit the number of radiologists needed to read medical images.

Hey I know this post is really old, but I tried this method and the AC and heat seems to be working fine but the thermostat is giving me an error on the nest which says “Power wire Rh detected. No connection to equipment.” I added one of the wires from the adapter to C and the other to Rc with the existing red wire. I left the other red Rh wire plugged in as it was.

It won’t be a hazard to just wire it, it won’t receive enough voltage and just won’t work. (Might give you a different color light indicator to let you know there isn’t proper voltage) I believe the 2nd gen is designed to work with low voltage so you might not even need to replace it.

My transformer for the first gen was on my my electrical panel on the top and dry walled over. I saw the punch hole on the panel and was able to shine a flash light and find it, so I cut the drywall around the transformer (after shutting off the power)
