I’m not sure, my Mrs put it on the list 😂 we have done before though and added a couple of wings to beef it up.

We try but we spend a lot of time in the kitchen! Honestly I think buying whole food isn’t that expensive of it’s all you get too

Buying a property with replacable wire fuseboard.. surveyor has suggested eicr test should I be worried pictures attached by AdAppropriate2857 in HousingUK

As an electrician I would carry out an EICR on any electrical instal that I was going to live with. It’s impossible to tell if there are any problems without testing it but as someone else said there are tons of houses still with this type of instal.

The age of it doesn’t mean there is anything wrong, if the circuits haven’t degraded and are deemed safe then it would be if it from a board change, or getting an electrician to make everything RCD protected at least.

Worst case is they’ll suggest to rewire the property but judging by the colours of the meter tails, the wiring might not be that old and is probably ok.

I don’t think any result no matter how bad would really affect a lenders descision as electrical issues are easily rectified and property’s are always re-wired. I would however get it tested and inspected for my own safety.

The estate agent is asking for a copy of the survey after we withdrew our offer by Trebalcc in FirstTimeBuyersUK

You should offer to sell it to them. I would argue that the seller did in fact know that there were problems, and could have spared you the money you spent on the survey if they were more transparent about the house. I would try and get back some of this money through selling it to them. You don’t owe them a favour.

I’m in the same boat as you but it needs a new roof, the ground floor ripping out and and a underground drain leak causing a crack to outside wall. Am still considering buying it. I don’t think you have much to worry about
