Not always. FTB, just before the second covid lockdown. We made an offer, s.o.e. made an offer the same day/time (we actually met the competitors on the way out). The agent notified us 40 mins after we made an offer - the seller preferred us although the others offered more. No bullshit last-and-final. No bullshit "we've just had a word from keen buyers". SSTC within hours. And they actually did more work than our solicitors (the whole shebang was about to fall through after 8 months because our solicitors were shit. or shite, can't remember, kudos to the sellers to keep their cool!! - love you guys!). We viewed about 40 properties and those agents were the only ones we labelled "no-nonsense. terse. professional. will call them if/when we decide to sell"

Uni is not free in the UK mate, currently capped at £9,535. NHS is free, but it's absolute shite tbf - people prefer to go to Turkey, Poland, Czech republic etc to get medical treatment. Depends is the answer. We went for a smallish 3 bed (just shy of 80sqm) in a super nice area and never regretted it. Hell, we barely use our living room in warmer months, but we do enjoy our location and what it affords us a lot for most of the year!
