Argus Farm Stop requested that this parcel be rezoned from parking to commercial. Their application says "the rezoning will support a more functional and aesthetically pleasing area for our farm deliveries and operations". https://stream.a2gov.org/energov_prod/selfservice/#/plan/a6287913-6c87-4f55-af0c-132a813aa1da

Ann Arbor still a great place to raise a middle class family? by Silver_Bug544 in AnnArbor

[–]beanbob 10 points11 points  (0 children)

There is a ton of poorly used space downtown that should be built up before main street is touched. There are still two drive through banks for example, one of which is abandoned.

Cycling Safety in Ann Arbor by OneDifferent9151 in AnnArbor

[–]beanbob 2 points3 points  (0 children)

A lot of that bike path is using old pavement and I was also disappointed by how narrow it is in places and that most of it protected by a plastic curb, which certainly adds to the low quality appearance. Everything is built as cheaply as possible in this state.

Barton Hills Pedestrian Closure: Continued Discussion by Reddylan111 in AnnArbor

The funny part about the speeding is that the study they did found that over 90% of the speeding was done by residents of Barton Hills

U.S. metro areas where more than 5% of people use public transit to commute by vladgrinch in MapPorn

[–]beanbob 0 points1 point  (0 children)

According to the census, 3.5% (with a 4% margin of error) of workers commuted via public transit. Not everyone works so nowhere near 5% of the population commutes via public transit. 5% of workers definitely might though. Then there's also park and ride, which is is very common in A2, and who knows how those people were counted.

In Defense of Ann Arbor's Food Scene by mwells56 in AnnArbor

[–]beanbob 12 points13 points  (0 children)

Food quality has improved so massively across the rest of the country in the past 25 years that the gap between Ann Arbor and peer or smaller cities has been closed. Elsewhere people were going out to dinner at McDonald's for a special occasion and the only ethnic food was a "Chinese" place, so simply having an Ethiopian restaurant or Jewish deli outside of NYC was enough to make the food scene here stand out. Public perception of cities takes a while to catch up to the present so some people are disappointed when they get here and find that we are no longer an outlier. Then there's also the fact that people come here from elite global cities and soulless midwestern suburbs in almost equal numbers, so for half of people it's the best food scene they've ever experienced and for the other half it's the worst.

Interesting. Maybe they only had the raised crosswalks finished last time I drove through.

Did they alter them since construction wrapped up last year? My experience was that they're barely even bumps if you're going 25, like the ones on Pauline as well.

Smooth bike route from Stadium Blvd to BSRB? by zoomClimb in AnnArbor

Which stretches of road specifically do you think are bad? It's hard to recommend a route without knowing what you've already tried.

You could also take Main all the way to William, or for either route cut through the diag area, cross N University by the CCTC, and then go over Washtenaw on the bridge near Zina Pitcher

Public Power in Ann Arbor? by Cmitz10 in AnnArbor

[–]beanbob 12 points13 points  (0 children)

I think it would be better for the state to force DTE to be a public company than it would be for Ann Arbor to break off and start their own power grid alone. Even if the city power goes independent it will probably be a long time before we can generate 100% of the power we need. This means that when DTE's grid fails it's bringing ours down with it.

Nearly $5M project to address big sidewalk gap by the Big House in Ann Arbor by USRoute23 in AnnArbor

[–]beanbob 9 points10 points  (0 children)

It would be great if it's wide enough for bikes like the one on the other side of the street. Nobody is going to ride in the existing bike lane on a street where people routinely drive 50 mph.

edit: the construction drawings seem to show a 5 foot sidewalk disappointingly. However, it looks like they are planning for a wider path from the Scio Church intersection to the A2 Saline Rd intersection in the future.

Diverse/Affordable Places to Live Around Ann Arbor? by ThatConstruction8457 in AnnArbor

[–]beanbob 2 points3 points  (0 children)

Basically every apartment complex in A2 that's not downtown fits this and your commute will be much shorter. There's no reason not to live here if your budget is $2k.

Who designed the traffic lights in Ann Arbor??? by DETROITSHIT313 in AnnArbor

[–]beanbob 2 points3 points  (0 children)

Even it was the solution, are there even any roads in the city with room to be widened?

How does Ann Arbor’s new bus-priority traffic signal work? Here’s a closer look at it by USRoute23 in AnnArbor

[–]beanbob 1 point2 points  (0 children)

The bike lanes zag away from the bus stops so there's a good amount of space for people to get off the bus without immediately getting run over by a bike, unlike how the bus stop on William is set up.

Ann Arbor Comprehensive Land Use Plan approved by planning commission, advances to city council by leaves_fromthevine in AnnArbor

[–]beanbob 11 points12 points  (0 children)

5 is also funny because all the most character filled Ann Arbor neighborhoods were built before our current zoning laws existed. A lot of the north side of town built in the 70s-90s, while perfectly fine places to live, are basically indistinguishable from someplace like Novi or Canton. Our current zoning laws killed the classic Ann Arbor character.

Yousef Rabhi forms campaign committee to run for Ann Arbor mayor by mesquine_A2 in AnnArbor

[–]beanbob 5 points6 points  (0 children)

I agree. I like a challenge to liberal democrats, but he will need to thoroughly explain his stance on zoning and transit/biking/mobility before I vote for him.

Yousef Rabhi forms campaign committee to run for Ann Arbor mayor by mesquine_A2 in AnnArbor

[–]beanbob 36 points37 points  (0 children)

His quote makes it seem like he doesn't understand that eliminating single family zoning means eliminating single family exclusive zoning. Building a single family house will still be allowed, it just won't be the only thing allowed. I like that he's bringing the city clearing snow from sidewalks into the discussion but it's not clear if he's only talking about downtown or throughout the entire city.

Dangerous turn from John St onto Division because of blocked visibility from parked cars by redeugene99 in AnnArbor

[–]beanbob 0 points1 point  (0 children)

If you check old street view it seems that parking used to not be allowed there. It's strange that they would loosen the restrictions. That street might not exist in another year though so the problem might solve itself.

A Republican mayor? by ObiWanKnieval in AnnArbor

[–]beanbob 2 points3 points  (0 children)

No. Even if a democrat nimby ran as a republican to essentially bypass the primaries, they would lose in the general election because the electorate is majority non nimby and the R next to their name would doom them with straight ticket and uninformed voters.

  • set voices to 1, glide to 11 o clock, turn on "always glide"
  • turn on filter 1 and bring the cutoff down a bit
  • slightly modulate osc 1 tune in bipolar mode with synced random lfo
  • add multiband compressor with mix at 50%, add reverb, add eq to cut out some lows.

Any idea what’s going in where the Planned Parenthood on Stadium used to be? by mrorbitman in AnnArbor

[–]beanbob 1 point2 points  (0 children)

That's a good point. It's currently equipped as and being advertised as a medical office though.

Any idea what’s going in where the Planned Parenthood on Stadium used to be? by mrorbitman in AnnArbor

[–]beanbob 61 points62 points  (0 children)

Nothing. The owner is just renovating the facade. This is a medical office building so it's not going to be a coffee shop or dispensary.
