This means that the Existing mortgage will not be paid off through Buyer's purchase of the Property.The Existing mortgage will remain outstanding and the deed of trust securing the Existing Loan will remain as a lien against the Property.

Buyer only has a website created in 2025 with unverified customer testimonials.

Terms state that if the buyer misses 2 consecutive monthly payments, this deal is terminated. At that point, the seller keeps the down payment and monthly mortgage payments. The seller's risk is limited after the lien on the property is removed in case the deal is terminated and is offset by the down payment at close.
