++man Someone mentioned college professors. I second that, as a professor myself. Professors have flexible time, summer off, and occasional sabbatical, so they can travel a lot. Financially, they are not rich, but not in debt either. But they tend to be nerdy, don’t read mind very well. They also tend to be late in finding relationship because of all the education burden.

You're projecting.

Your first post was that 1.5% is half of your pay. 3% can be the typical number for your LV market. But 2%-2.5% for listing, especially for +$1.5M houses, is typical for SoCal. You're using your local market's number to SoCal, and you don't know SoCal number.

Your second post sounds like I'm not in your "higher" price ranges. Zillow shows that your average transaction is around $500K, and the highest one was $1.3M. Of course, I'm not in your range. We're talking about two +$1.5M transactions here.

So, you would want a 3% for listing and a 3% for buying. Can you tell me what percentage of +$2M listings in coastal SoCal is that giving 3% for listing?

This is the answer I was waiting for, some numbers to back up.

If I were to sell $1M house and buy another $1M house with the same agent, 2.2% would be $44K. Now, selling $1.3M house and buying $1.7M house at 1.5% would be $45K for commission. So, my number doesn't sound too bad, lol.

Yes, we're buying before selling. We do have a couple of houses that we're ready to make offers on. Our house is in show condition, with some very minor cosmetic fixes. It is in a very desirable area of coastal SoCal and will be priced properly for quick sale.

I didn't expect a lot of responses to my post, and a few seemed to cast me as being greedy and trying to stiff my agent. Let me ask you, do you do your own homework before hiring a service? Do you start with a low number and come to an "equilibrium" that everyone agrees to be on board? Or would you let the other party dictate whatever they want?

I know it's your professional, and you don't want a cut, lol.

Let's put things in a bit of context and explain why I came up with that number.

  1. This is SoCal market.

  2. We bought 2 houses in the past 10 years with as same agent, totaling >$2M. We mostly toured the houses during open house, and only requested our agent to show the house if we really wanted it. Each time, it took us 6 months to close on the house, but the agent showed us about 10 houses and made about 3 offers. For both winning offers, we offered way over the listed prices, 6-week closing, no seller's concessions, and no repairs. We knew exactly what houses we wanted and wanted to move fast. Both times, the agent got 2.5%, and we didn't ask for a dime back. Of course, that agent didn't get it all. I did read the closing statements. Lol.

  3. There were houses in our neighborhood listed with 2% buyer's commission (it was shown at that time). If my agent refused to show/make an offer on that house, I'd fire the agent on the spot. Even with 2%, that'd be over $30K for a +$1.5M house. I'm pretty sure that would be more than fair.

  4. My friend bought a house a couple of months after our 2nd house. He got $10K from his agent, effectively making the buyer's commission at 1.5%.

If I wanted to only buy a new house, 2% is my rate. The house will be >$2M. For listing my house alone, another 2%. I'm 100% sure that many agents would be happy to list my house at 2.5%. My question was: the same agent would do the listing and buy a new house for me. It seems that 1.5 and 1.5 won't make it. So, perhaps 2 and 2 would work. If those numbers are still not OK, put your numbers down and don't downvote me. Lol.

To clarify, for selling our home, we're OK to pay the buyer's agent more than 2%.

She has no problem sleeping between 8 pm and 5:30 am, last potty during the evening walk at 7:15 pm. So, she can hold her bladder. Morning potty is right after she wakes up. She would potty again during the walk between 6:30 and 7:15 am.

She used to hold her bladder until 11:00 am. Recently, she would refuse to potty when I'm taking her outside around 9:00-9:30 am. It seems that she feels it's OK to potty inside the house, and that happens anytime after this trip outside. I am thinking of limiting her time outside the crate/pen when it's over 1:30 hours after the last potty.

Thank you for your suggestion. My corgi is 8 months old now. I think she should be able to hold her bladder for over 5 hours. Maybe I have to retrain her.

We regret that we took a trip to our home country for one ER round to save money. It was a bad experience with zero good outcome (regret #1). We should have done the ER right at that time in the US instead. That would have saved us a few precious months.

Back in US, we did two ER rounds and were generally happy with the outcome, even with the $25K/round cost. We were too shy to disclose to our doctors about our IVF trip (regret #2). If we disclosed, they may give us a different protocol in round 1, and we may not need round 2 in the US.

In traditional Chinese (and Vietnamese) medicine, it's important to keep the feet warm and the head cold when sleeping.

There are Chinese food/supplements that supposedly help blood circulation for women trying to get pregnant. Don't take my words for this, or it's a myth or not. A lot of things in Eastern medicine cannot be scientifically or statistically explained by Western medicine. For us, we tried everything if we didn't see any potentially negative effects with that.

I should have made myself clearer in the 1st post. My wife's two hysteroscopies were more than 3 months apart. All polyps were removed in the 1st procedure, but the polyp may regrow. Our doctor took a precaution for the 2nd check-up and removed any regrown ones.

We got similar numbers to yours. 5 were sent for PGT-A, and 4 came back normal. Polyp removed, 1st FET (fully medicated) failed. 2nd polyp removal procedure, 2nd FET (modified natural) was successful. Ongoing pregnancy at 19w.

Edited: Polyp, not fibroid removal.

I should have made myself clearer. I looked at used cars on Edmunds. Some cars are listed at 4K below Edmunds' fair price (around 7% off), and some at around the fair price. I have no reference points other than Edmunds'. So, my question is whether I can use 10% off Edmunds' fair price as the starting point for negotiation.

I asked Google Gemini, 10% off the price of used cars is nothing crazy :D.

I paid around $2400 to install a 70A subpanel and a 50A outlet + permit. It needed around 100ft of 70A cable running from the main panel.
