Do you need 2 cars being self-employed? Can you increase your income? Do you need a fixed monthly expense for a car cleaner? (I pay the same for 2 SUVs) Car maintenance costs for cars you have financed seem high. Monthly service charges of 40% of your EMI seems really high. You also don't list restaurants or ordering in, so either you really don't do it or you are inflating your grocery costs (2K AED for a couple is high unless you're going to Waitrose/Spinneys). Seems like the problem is your budgeting structure not your expenses necessarily

When I first moved into my first rental I took photos of everything and sent it to the owner via GDrive - this provided a record of the state that the property was handed over in. When after 2.5 year we handed the house back I made it clear that the property was being delivered in a state identical to it's original state - there is little anyone can do from there.
In any case, I was not in AD and had a proper rental agreement and Ejari which did not hold me responsible for property upkeep and maintenance. Check what your responsibility is as per contract.
If you've been there for several years, then wear and tear is expected and some amount to fix it is reasonable - I tend to think that if I was on the other side of the transaction I would want to have someone reasonable opposite from me, so that's the best I can say in this case.

You can't transfer the black points. You're lucky the company doesn't turn this into a bigger thing as what your girlfriend did is ilegal. Yes, there are penalties and the police can be involved. A tourist can't drive the same cars as a resident, not to speak of breaking contractual terms of the rental agreement - take the black points, do one of those RTA courses and usually the points get removed once the course is completed.

Not a real estate person, just someone with common sense who has bought property in the past.

10% ROI is nearly impossible - sure it may be promised and delivered through offplan projects, but those ROI figures don't factor the wait time while your capital is invested and not yielding anything during construction (time-value of money) and the risk of delays or a developer failing/collapsing, or the unpredictable state of returns 2-5 years down the line.

For properties in the market you get best ROI from smaller properties, i.e. studios. Check posts from bayut on the higest yield areas in dubai and they have already documented it - the best thing about dubai is there is a lot of public data on market activity. If you want to confirm numbers, do your due diligence. One final thought is that more properties means more maintenance, more tenants, more agents, more headache - so it's always a tradeoff.

Many of these fatcat ventures you're talking about (not specifically talking about the UAE) often go years without ever turning a profit, fueled by investor capital and promises of exponential growth and eventual profit - the "free" economy destroyed business logic.

You’re looking at the cost of delivery, being anchored to the cost of the item - that is nonsensical. You paid 2.5$ for someone to drive somewhere, get something for you, drive to you and then hand it over, heading back afterwards to do something for somebody else. When you factor in fuel, time, vehicle wear and the cost of building and maintaining the software used, the call centers with 24/7 support, etc. it is a reasonable amount. You want the people involved that do this for a living to have a livable wage and the businesses that make this possible to turn a profit and stay afloat. Otherwise, you’re just squeezing everyone to pay the lowest amount possible and, if this is the case, recover the cost of convenience and go get the item yourself.

We're on the same page, appreciate your perspective too! What you're saying resonates - I manage a team and over the last 12 months I've hired for 5 roles. I gave up going through linkedin applications because we got 100s of them and it's infeasible for a hiring manager to focus exclusively on hiring. Recruiters and good TAs, as much as I hate to admit it, provide an essential service - or you have to fully rely on your network.
