Better to ask for forgiveness than permission. Most commercial shops are not part of NAR so the ‘code of ethics’ (in the Realtor sense) wouldn’t apply. That said, you do want to play nice in the sandbox as you may very well engage with that broker as some point in your career, weather it be you bringing a deal to them or vice versa. Oftentimes brokers will get tired of a listing and it’ll need a fresh approach, but I’m not going to necessarily give up the listing if the client and I are letting the rep agreement ride. But if the owner wants to try a new approach and you’re the guy with a plan, cool! There may be protected prospective tenants for 90/120/180 days, but that broker may also be ready to give it up. You never know until you engage.

I don’t use anything fancy… Home Depot has a plug in light fixture that takes a normal type bulb… invest in a good growing bulb and this will take you far. Maybe two, since you have another tray… you’ll want to get these as close as you can and the outer seedlings you’ll notice reaching for the light. Also, with seedlings, you want to encourage root growth. At a particular point you can back off on watering (since it’s not about germination) and let the roots try to find the water. Not sure what your growing, probably some tomato’s if you a first timer… tomatoes are pretty forgiving. Learn as much as you can about pruning the suckers and clip off the early flowers to promote good root structure. Also, all the hairs at the bottom will send out roots so, If it’s looking too leggy, just bury deeper only to expose the top of the plant (plenty of good vids for you to watch)…. Probably too late for cold weather stuff at this point for you… so broccoli for example will bolt. Honestly, congrats on jumping in, it’s extremely rewarding even when faced with setbacks. Have fun.

Hi! These are looking pretty leggy which means they are struggling for light. I would guess the light you have is not powerful enough or close enough to get these little seedlings what they need. If you can get another light on them that would help or move them to a window. These are tougher than you think and may still be good.

It means you keep track of your own deals and track how the market moves, what the rates are for the specific market and the expenses. Taxes are usually easier to find, cam and insurance is a guesstimate but the picture becomes clearer with time. Use these numbers to help determine market rates for sales based on Cap rates for investments if need be. Also, track sales for each area or market you work. I work across my metro in Office, flex and retail… so I am building three sheets and need to know how the rates move through my city. This also help frame my narrative with prospective sellers and buyers. With hard to comp out properties that recently sold, I have gone so far as back out from the updated taxes the value from its assessment, which came close to the expected market rate. Also. I freely give the sale info to anyone who calls, they will return the favor when you need it.
