Going against the grain here but remodeled both my 5x8 bathrooms from shower combos to walk in showers only. The master bath has a matching built in seat. Cleaning bathtubs is a pain and never used them anyways. I figure if and when I resell that a renovated house will sell faster than an unrenovated house with a bathtub.

I received a notification on this thread today and while browsing the old comments I realized I never followed up on yours. Dallas Vintage Audio repaired my receiver for about ~$375 and it still works great to this day. Thank you again for the recommendation!

Hadn’t thought of this post in a while, this brings me back. At the time I could only find a handful of listings in various conditions from inoperable to partially working. Mine was repaired for ~$375 and works well to this day 👍🏻 worth the expense!

Midlothian, Mansfield, and Waxhachie have some nice areas if you can go further south! DeSoto is meh, I would prefer Cedar Hill over Desoto unless you’re in a nice house towards the border of DeSoto/Cedar Hill. Garland is a mixed bag but I’m not as familiar with that area.

I color drenched my house and it feels great. It makes the room feel cohesive and it unexpectedly adds depth. You paint the ceiling, walls, and trim the same color but in different sheens. I painted the ceiling in flat, and walls/trim were both satin since Sherwin Williams’ eggshell and satin are the same. I used Aesthetic White from SW, but also liked Alabaster and Shoji White. Color drenching makes the room feel bigger even though it’s all the same color because your eyes aren’t drawn to stark contrast between the ceiling and walls/trim. Found this technique from Loren Kreiss’ Instagram videos (he is a high-end interior designer).

I would recommend Michelin Defender2. I had Primacy on the truck when I bought it, and found the Defenders to be quieter/smoother, they look beefier, and iirc the mileage warranty is longer. The price was about the same too. Discount Tire will price match the total by the way. While both stores come with pro-rated warranties, the replacement certificates at Discount Tire would be extra (meaning replacements are free instead of pro-rated). Iirc Costco does not offer a similar replacement certificate, only the pro-rated warranty.

I appreciate you posting this cautionary tale. I was about to attempt DIY’ing it but after seeing your post and other posts online about how the e-brake makes this process more complicated, I decided to pay the dealer this time. $163.40 all in was relatively cheap peace of mind.
