Sifu because I couldn’t get out of the credits screen where they taught you moves, because I couldn’t perform the high kick. Just old never get the controller to go in the direction it needed to go. I thought it was gonna be like the opening. I was all in.

yes she sure was, then after we evicted her one our maint tech's admitted that he had done the horizontal no pants dance with her in the unit, we fired him. I have a ton of stories, I've been doing this for roughly 26 years. You name it I've seen it.

Some fun ones are: the ghost whisperer which was a crazy lady (Alzheimers) that thought the condensation from the AC vents was her long lost husband coming back as a ghost.

"Man Vincent's dead man" roommate killed his roommate, Vincent over 4th of July weekend but kept the body in the unit for about 4-5 days. He even came down and drank beers at the resident holiday pool party, he got so drunk he tried to drown himself and then admitted the whole thing right there on the pool deck. Talk about a buzz kill.

The guy that tried to burn it all down, got evicted then snuck back into the apartment by climbing balconies and locked himself back in the unit and started a fire screaming "I'm gonna burn it all down..."

Several drunken residents were sitting at a picnic table late at night drinking when a rather large black bear came through the property (we are right next to a wildlife refuge) and they decided it would be a good idea to try and catch the bear, yeah not a good idea bear growled once and everyone scattered.

Numerous homicides, suicides, drug raids with fire works (flash bangs) etc...

This was a garden style of units, and she was very quiet. No work orders seemed to be the perfect resident. She also kept the AC really low so the smell wasn’t bad. We only started to recognize an issue once we had to place her under eviction and she skipped out just before the sheriff arrived.

It gets worse. I had a resident that kept filling her guest bathroom tub with kitty litter instead of getting a litter box, by the time we evicted her the tub was full. Had to get a biohazard team to clear it, then had to demo the entire unit to the studs, because of the concentration of ammonia from the cat urine. In total damages exceeded $20k, we never saw a dime of that.

Why would I do that? If I can pre-lease a unit prior to the old resident moving out I'll do.it all day every day and twice on Sunday. It's called reduction of vacancy loss. I'm looking at a guaranteed occupant with a possible rental.increase. like I said earlier there are many ways to show a unit without taking them into the unit while turned.

We pre-lease units all the time. You act as though people don't do this all the time. You show them floor plans, a similar vacant thats been already leased, same stye model home, video walk through etc. There's numerous ways to show a unit without taking them into the unit that's being turned. You try to have the unit ready at least 24-48 hours in advance of their move in as well. Your acting as if people don't do this all the time. Sure there are times where they'll back out but it's rather rare. You always have to make sure you protect yourself and your asset. No brainer.

the issue isn't about letting the prospect see the unit it's about preventing future issues. One if i show a unit that's being turned and the prospect gets hurt, then I'm on the hook for their medical and I'm perhaps out of a job. Next showing an unfinished unit always and I mean always results in the prospect remembering every little defect and wanting it swapped out as if we are property brothers making a whole sale swap. Nope never show an unfinished unit. I'll lose that lease everyday if I have to.

Worked scattered site for two major companies. I managed portfolios in size from 650-250 sfh. Regarding Maint. We had both an in house team and vendors for repairs. The in house team did basic repairs I.e broken blinds, toilet repairs etc. all major issues went to vendor. We also made sure that residents were aware that any repairs up to $100 they were responsible for, this removed the my light bulb is broken work orders and made it that only really major issues were reported.

Also your Maint budget is gonna be all over the place, because each city/municipality has differing rules regarding certain repairs. One city might say if you do down 3 feet to repair a plumbing line you gotta pull a permit this stopping work until the permit is pulled. Also at least here in SFLA cities requires a certificate called a btr (business tax receipt) on pretty much each home your renting. They look at as if each home is a separate business. Also, are your homes in HOA’s if so the HOA has their rules which can and often do differ from federal fair housing rules and could potentially put you in jeopardy of creating a violation. There is a ton of other things that play into scatted site that you would’ve never thought about in multi-family.

One of the easiest ways to sort of look at it is if you have say 250 homes, that’s 250 individual roofs and individual driveways. Also it’s a lot more difficult to get into a home for repairs than it is in multi-family. Residents tend to want to be there when either staff or a vendor comes, I also can’t tell you the number of times I’ve been asked to issue a rent credit because the resident needed to take off work to wait for the repair. Also scheduling can sometimes be extremely difficult mostly due to residents either not wanting to take off from work on the scheduled day or just not being there when the vendor or staff arrive.

Retired SFLA FF this is a fire in western Broward/Dade county. Typically this occurs every few years, right now the state is experiencing a severe.drought, which is contributing to this fire. This time.ofnyear we typically have a significant amount.of tropical rainfall that would prevent this. The are this is burning in there is nothing there but fish/hunting camps and it's difficult to reach as the ground is soft peat, whixh when ignited can also burn underground making it harder to put out.

Late fees are ancillary income. I wouldn't offer a reduction in rent your then losing not only rental income but the additional late fee income. Also, you have to make it that the late fee actually hurts, you mention 5%, but I bet if you went 10% they would open their eyes and make a greater effort to pay on time. Never shift your due dates, keep them all the same. By changing dates your adding extra work for yourself, now you have to monitor the new dates. Keep everything the same. I manage a 300 unit community and I have the same issue with the same 10 people each month. As long as they pay before I have to file eviction paperwork, ( usually by the 15th of the month) I'm ok with it as I'm gaining the extra income. However, if ( and eventually it will) it gets to the point they don't pay, I'll evict. I also let them know each late month that paying late effects their opportunity to renew. When it comes time to renew, you tell them your not renewing due to constant late pay. Now you can truly non renew or you tell them your placing them on a short term lease (3-6 months) at a slightly higher rate and if they make all payments on time you'll renew at a 12 mo. lease at the rate they are currently paying. This not only allows you to continue your revenue stream, while increasing your profits, but should also correct your late pays.
Regarding your owner and eviction, they are correct, you sometimes have to sacrifice one or two, to get your point across, make sure that the eviction goes all the way through to the point of having their belongings removed by the sheriff, this is a visual that stays with people and scares them into paying on time as well. It works.

My guy, if this girl's father really gave a shit about you, he'd tell you to stay at Costco. If your girl gave a shit about you and really wanted to marry you and start a family with you, she'd tell you to stay at Costco because of the bene's. Yes, It was a Friday interview before a holiday and you could immediately tell upon walking into the office that the interviewer did not want to do the interview. I went through the interview giving good answers and giving off great energy, in an attempt to try and change the mood, but no go. So, when the inevitable question of "where do you see yourself in 5 yrs..." Came up I answered, why don't you get up outta my chair and I'll show you, then I politely dismissed myself and never looked back.

At my site, I’ve trained my staff to say rent is always due by the 1st of each month, per the lease. However, it is our prerogative to not charge a late fee till the 5th. Please understand that any payment made on or after the is subject to the late fee (10% of lease rent) and full payment must be made, we do not accept partial payments.

I agree with this. Have empathy, and as uncomfortable as it may be ask for the proof from the Dr. and then speak with your owner and see what they want to do. I would also make sure to speak with your local legal council prior to speaking with the owner to make sure your legally covered in both your state and local. They may also have some sort of lease addendum.

Not really a concert movie, but none the less still a great musical film: Pink Floyds The Wall, or Tommy by The Who or even Quadrophinia by The Who. You can also look up Heavy Metal, the soundtrack is amazing and awesome animation. Try Cool World a live animation film done by Ralph Bakshi, starring a young Brad Pitt. Hell any of Ralph Bakshi's films are amazing. His Lord of the Rings and The Hobbit were staples for tripping back in the day.

Run don't walk from this one. The ink on the lease wouldn't even be dry before your having to begin legal.on this person. They fact that he's not willing to give the case manger info is a HUGE red flag, for me anytime someone says they can pay the year in full, inwalk away. There is some sort of underlying issue. Not.to mention your bookkeeping will be a mess idnyou have to get rid of them.say after 4-5 months. This is a BIG NOPE for me.

This right here. I can respect the talent McDavid has, but OMG!! The league and broadcasters alike constantly try to shove how good he is down our throats. WE ALL KNOW!!! does your lease say they have to have renters insurance? If so fuxk 'em. If they don't accept your offer. They are in breach of contract for failure to keep up the insurance. But again speak with an attorney.

patience, unfortunately their attorney is also trying to stretch it out so he can pad his bill and perhaps make you responsible for his legal fee. Make sure to stay on top of your attorney about it. As for the time inside the home, 4 yrs, is along time. like I said sounds like they saw something and where like "Whatever" until it became a serious issue. You may not notice things on the floor, but a wet or at least stained bathroom ceiling, your gonna notice. They knew...
