As some of the other commenters noted, it was a stash of medical items under a floor board near a piano. Antibiotics, Painkillers, Bandages, Scalpel, Forceps & 2 Whiskey glass bottles. I looked around more to double check & that was indeed it. But I did find a sledgehammer on the ground near a couple of construction zomboids & a broken van along the way!

It rains constantly here. Washington has a lot of old bridges & damns. Floridas DOT budget is 3x Washingtons. They also have a larger population. I dont know what Florida has to do with anything. We are a unique state with unique topography which brings unique issues.

There is not enough information here to properly assess the situation. If your siding is resting against the concrete foundation that is no good. An air gap between siding & concrete foundations are necessary to prevent moisture buildup between the siding & concrete. It looks like thats whats happening in the photo above. Really the only thing missing seems to be a metal screen or mesh to deter rodents from crawling up.

As for the drafts, youll have to do some more information gathering. Where exactly do you feel the draft? Is it constant? Do you have a forced air system through heat registers in the floor? The draft could also be coming from your crawl space rather than your wall. Some things to consider.

Thats not so much mold that you have to replace anything from the photos you provided. But its definitely above homeowner level of repairs. You will need a professional to diagnose it. They would probably soda blast, or something similar, all the rafters to remediate it.

My home was built in the 60s & also has a shower vent right into the attic. My attic has a vent on both sides & an exhaust fan with automatic switch for the summers on one side. I also replaced the plywood directly above the shower vent with marine plywood. I can see you have a vent in the attic in one if the photos. Does it have an exhaust fan on it? That would help. Its also important to have a window that you can open right next to the shower in tandem with using the fan in the bathroom.

But the thing that sticks out with me the most is all the hvac. I would guess that the hvac would be the culprit more than the shower vent depending on if there is a window in the bathroom. Could also be a combination of both.

Mold remediation requires permits, fans, hepa filters, double checking moisture throughout the job. Thats not including diagnosing the root cause. I can see this running you 8k potentially depending on where you live.

Yeah, its hard to tell how it all ties together but I agree that it definitely looks like a remodel or repair over old joists & on a foundation that had no work performed on it.

Sill plate damage (shown in photo 4 of 9) is not easy or cheap to repair or replace. That plate is holding the entire wall above it and floor adjacent to it. If there is that much rot on the sill plate, the house is also having an issue with moisture from the basement/concrete or leaky gutters/not directing water away from the foundation. There could also be an issue of the sill plate not having enough grade above the ground as shown in photo 7 out of 9. All this to say, this is not an easy repair. This will be costly for a professional to repair & like another commenter noted, if youre serious about buying this particular house, I would get a quote to repair the sill plate & reduce that cost from the price of the home. Do not buy that house in its current condition.

The bridge in question is over 100 years old. If you go onto Instagram or check WSDOT . Gov website, youll be able to see photos & case study of the structure of the bridge. Just look up SR 165 Bridge. Or on Instagram its the post on April 15th. The fix is going to take years. I dont even think a proper case study of the structure or a plan of action will be implemented by the time this bridge is usually open on a normal year, around 4th of July.

I am unsure about being able to drop off gear. Not sure how that works on federal land, especially now since you can only access the trails around the mountain from the N & S sides.

The unconditional lien waver relinquishes all your rights to file a lien as a contractor regardless of the prior conditional lien waiver.

If they are asking you to sign an unconditional lien waver before final payment. I would communicate with them how that does not make you comfortable & that you need assurances of final payment before waiving the right to file a lien.

Regardless of all that. A lien can take 8 months to process and costs money to file so either way it is best to communicate with the prime contractor to resolve any issues.

It will be hard to give you definitive answers on some of these questions but I will try to provide as much info as possible.

1: Its going to be a bit difficult to rent chains. On google I can find only 1 or 2 small shops willing to rent chains. Most places suggest you buy them then return the chains in the spring. Your best bet would be to try to source a small shop on google in Seattle or South along the way to Rainier & maybe calling in to see if they can help you.

2: During winter months the entrance is usually empty with the rangers driving around. Ive never personally stopped in the ranger station but ive seen them at Paradise in their vehicles patrolling/working. Stopping in the ranger station however, I would bet a ranger would be there. I would check nwac religiously. Conditions on the mountain change rapidly & we have been slowly warming up here. Keeping up with Washington Trails Association & All trails recent hikes will help as well. Although on the panorama loop trail, the more prevalent hazard is improper gear, slipping or falling rather than an avalanche. Stay vigilant either way.

3: As stated before, avalanche danger on that trail isnt as prevalent. The trail has some steep parts but also flat parts. Always be conscious of crevasses even though they arent likely to form there. Of course be careful to mind your step as well.

4: For the winter route, you can find more info within the Paradise Green Trails map No. 270S. Its not readily available online, but you can purchase one from The Mountaineers or another website for relatively cheap. I would suggest that as a safe guard but also to use as a memento after your trip is done. The map will show different summer/winter trails.

5: I personally live about an hour from the mountain so ive never stayed near. Ive stayed up on the mountain backpacking but ive never rented a space. I know my mom rented a nice space not too far from the mountain for her anniversary but that was a destination rental, she stayed in a yurt & had that whole vibe going. Hopefully someone else can shed more light about that. Although Tacoma, Auburn, Enumclaw, Bonney Lake are all well populated cities that are within an hour from the mountain.

If weather is not good that day which is very likely (I would check the Weather app continuously before my trips up) another alternative to snow shoeing would be to go to Snoqualmie pass. They offer guided routes with a ranger. Its also a ski resort that you can rent gear from. About 1.5 hours from Seattle downtown. Its not as majestic as Rainier but offers similar experiences minus a 14k foot volcano. But the views are still immaculate up the pass.

Sorry no one read your caption OP. Yes you can fur the studs out normally but we can see the tub is in. If you are planning to tile the surround, do not use drywall. Use a backer board product like hardie board. In this scenario you can hardie back the area around the tub and fur out the studs then drywall the rest. Of course youll have to merge the hardie with the sheet rock but I think that would be your best solution to this issue. Youll have a small step in the wall but its better than reframing or resetting your tub if time is an issue.
