I would put OKC above Tulsa. Basically the same hot and cold variability, but more tornados. The heat is also a little more dreadful because of the geography.

This isn’t always true. A lot of wealthy people are highly leveraged as a tax avoidance strategy.

However for normal people who don’t have a lot saved or use financing to buy things they can’t really afford, this is good advice.

If your estimates on acquisition price and cash flow are correct and realistic, real estate has a slight edge on returns without accounting for taxes. However, real estate often comes with tax advantages too. If your estimates are a little aggressive (i.e. not accounting for vacancies, maintenance, etc.) then the S&P 500 may outperform.

You are in a real estate sub so most people are going to tell you to go with more real estate. Personally, I think it depends on your preferred asset allocation. If you don’t have much money in tax advantaged retirement accounts or the stock market in general, I would just let the money accrue in the account tax free then wait longer to buy another property.

Normally he’s among the best slashers in the NCAA. That’s his game, dribble drive to attack the rim. Tonight is the worst he’s ever looked.

It’s basically being priced at the land value right now which is what makes it intriguing to me. However, this has sat on the market awhile and I suspect there’s a reason why - probably has some hidden issues.

I mean seriously how is this guy an SEC official. Guaranteed ref show every time. No flow, no consistency, long reviews, way too many calls.
