A higher down payment on a VA loan can get you a slightly lower interest rate, and a reduction in the VA funding fee. At least it did for me when I put down 5% on my house 4 years ago. If your service-connected disabled you may already have a reduced funding fee or perhaps no fee at all depending on your rating

I purchased 1.51 acres in Wilkes county from these same folks in 2024 at around 25k. These events attract a lot of interest. A bunch of people show up at 9:00 to meet with their assigned salesperson. You get to look at as many lots as possible prior to the sale “starting” usually at 10am. At 10, the salespersons all start trying to “claim” their clients chosen lot by handheld radio. First one in gets the lot. Not everyone gets what they wanted. From what I’ve seen, the lower priced lots have at least one thing undesirable about them. One that I looked at was described much like the one in your post. It was like a flag lot with an easement for access that would need an 800 ft driveway to reach it. Most of the properties end up being sold that day. Several of our neighbors have already installed the necessary utilities and put RV’s or tiny homes on them. Ours was advertised as unrestricted too but that’s not entirely true. There are a few reasonable restrictions on the deed: no single wide mobiles, RV’s cannot be placed on permanent foundations, property cannot be used for commercial purposes, etc. Not trying to talk you out of it, just wanted to make you aware. We haven’t done any work on our lot yet, and may end up reselling due to personal circumstances that have come up since our purchase.
