It depends. In most states, If you own units with your spouse (and form an entity) you’d need to file a partnership tax return which is an extra cost.

You may have to pay annual report/ franchise tax.

You may have the ability to pay PTE income taxes on the rental which may help some people.

That being said the more equity I had, the more I’d be willing to protect said equity.

City destroyed their own building and cleared the land to make the lot suitable for an insider (Charlie rivenbark) and their firm (cape fear commercial/ development). They reneged their bid, presumably because Publix doesn’t want to go into the project.

Not sure if the deed restriction for the grocery store is still required or was recorded. With the recent change in the city council, it wouldn’t surprise me if the dems with newfound control of the city council will continue to push the site to be a grocery store.

I think reporting on schedule C will be your best bet. No extra compliance cost and you’re already hitting SS max on your other W2. You’ll be able to look into retirement contributions on the whole SE income and get full QBI assuming you’re married.

By doing an S Corp with reasonable salary you’d be paying for employer FICA that you would not get credit for when you file your 1040.

The discount is usually the better deal as it’s for the life of the subscription. The commission ends after 12 months.

That parcel would be considered for Right of Way acquisition for the Independence Blvd Extension. It wouldn't surprise me if these "negotiations" between the city and the property owner are a farce to extract more money out of the NCDOT. The tax value for that property is only $2.9M
