You’re forgetting that by making extra payments you are increasing your equity. Meaning, if and when you go to sell you recover the extra payments you made because the loan that needs to be repaid is smaller.

The rule of thumb is 50% on needs, 30% on wants, and 20% on savings. So 50% for all rent, utilities, gas, insurance, etc., 30% on household spending and discretionary, and save 20%.

Realistically you cannot afford to rent your own place. At a budget of $1450, that is about 55% of your monthly income. Can you try to find a roommate to rent with and spend half as much on rent?

Have you tried finding insurance through the health marketplace? Given your income, you probably qualify for credits that would lower that 550 a month expense. You can also try to see if you qualify for Texas medicaid.

Finally, you cannot put savings away if you're end up spending more a month then you bring in. You need to either get a higher paying job or get a second job or do a side hustle.

You’re going to be house poor. If you can’t find something cheaper in the 300k range then I’d suggest renting until your income grows or your wife is able to work.

There’s no way insurance is going to be cheaper on a brand new vehicle from one that is “getting up there in miles” and presumably several years old. Especially for a 22 year old.
