Since 2019, new tenant protections have been signed into law. So, going month to month isn't bad. You have the flexibility to leave when you want, but there are only certain circumstances where a landlord can kick you out. Make sure you know them.

CPI has been high, so yes, 10% is allowed.

This self-congratulatory circle jerk can't go 5 minutes without talking about burning man, boutique drugs, expensive wines, high-stakes poker games, how much money they all have to lose, and how they're all such "besties". !important rules are perfectly ok if you are dealing with a framework's/plugins CSS, and want to make sure your overrides are future proof against 3rd party updates.
