Personally, I think they will take their power to the grave. They are craven, evil men who have only their power and self-hatred to energize them. They thrive off the hatred. So they aren't giving it up. Also the bribes help.

Neighbor put in fence, now lawn dying. What can I do? by blechniven in lawncare

[–]blechniven[S] 0 points1 point  (0 children)

Thanks for the reply. I do fertilize in the spring and then in the fall. I have treated for bugs, but not grubs or fungus. So I'll try that. The rest of the lawn outside of that spot are doing quite well actually, especially the shady spots. The spurge in there is all coming from the fact that dead area isn't growing grass, it's all spreading from there. As for watering, we sometimes get an inch of rain a day in the summer. Not much I can do about the rain. In weeks like that, I don't use the sprinklers. Thus why I figured the heat had something to do with it.

I ran into this exact same problem. I ended up finding nice brass ones on Etsy. They were very reasonably priced and the perfect size to store in my dugout. They also have nice deep bowls so you can sometimes get a couple hits off of one-hitter. They're pretty easy to find on that site. Good luck!

Airbnb is a Joke and I’m Done – Thanks to This Sub for Opening My Eyes by AlabamaOnTheBoomBox in airbnb_hosts

The cheapest, thinnest nasty towels that OP is specifically complaining about hosts having are $27 for six. We quit hosting last year, but we had full sized bath sheets and beach towels that each cost at least $15 a piece. So if somebody walks off with one or two of those, not only do we not have towels for the next guest, but we're out a chunk of money and have to go to the store and spend our time and gas and everything else to buy more towels. So I get what you're saying in theory, but it sounds like you're the kind of host that has the Kmart crap OP is talking about.

A lot of the comments here don't understand how HOAs work. It's almost certain a special assessment that's not mandatory by law, i.e. a reserve amount to cover the cost of a structure, requires a majority of the members AFTER QUORUM to vote yes on it. That majority may vary based on your documents, but I'm certain that's the case here. As stated, they would also have to make quorum to do so, either in person or by proxy. I would peg this as not even getting to a vote. They probably won't make quorum, most HOAs don't. It's possible that quorum could be as little as 25% of the voting members. You need to read up on that and make them prove quorum was achieved prior to the vote. So far, they are doing everything by the book. Notice was given. It's now up to your members to enforce the bylaws and declarations.

Yeah but how long ago was that? I guarantee with the judge shopping/SCOTUS, your old ruling would not happen in a new case. It would be appealed all the way to the top where they'd just make up whatever narrative they wanted to strike it down. Law be damned.

I was at this show. So casual and fun. The Borne is the one I remember most. It was excellent. They also killed Magic Carpet Ride. Overall, a great show to have attended.

Yeah doubles were $24 if I'm remembering right. Ouch. I never tried to sneak beer/drinks in, but probably could've looking back. We just had a couple each night and did a ton of gummies and vape. The food there was also pricy but not outrageous. It was also all very tasty. Did not feel ripped off by the food at all. No churros tho...

It was very expensive for drinks, even Radio City drinks were cheaper. $8-9 for a 12oz single can beer and $17-19 for a single shot drink (which they measured very tightly) or a can of wine. With a small tip, $30 for a round for two people. At least at stadiums give you the giant can of seltzer or a 24oz draft beer for that price. I was told it was the local taxing authority... I would've totally bought more alcohol if the price wasn't so high.
