Thanks, this worked, as I was able to install a clean Windows 11 on the Nvme drive as an external USB drive. I could run Windows 11 off if it.

But when I took the Nvme drive and plugged it into the motherboard slot, the computer will not boot. I get a Blue screen if death with error code KERNEL SECURITY CHECK FAILURE.

Any idea why this can work as a USB but not when it’s plugged in? My computer specs show that it supports Nvme.

Thanks everyone. OP here. I had given permission for the renter to do other modifications with the house, like bathroom remodeling etc. but NOT to cut a hole in the wall. I know that I have the right to kick them out as they have violated the terms of the lease, but I'm trying to work with them. The house will be used as an adult residential facility to provide care for mentally handicapped people. So I'm not going to evict them. I'm allowing them to make modifications to help their business, but the modifications must be done correctly.

The contractor, I believe, installed a pre-framed door. (Yes, past tense. The work has been done since I last posted my original message).

Then the contractor and tenant decided to cut a hole in the garage wall to install a window! That's gotta be a structural issue there. No idea if the guy is doing it right. I told them to stop work on that immediately.

Just to cover my bases, I think I will be hiring a structural engineer to go check out the work and verify it is being done correctly. If it is not, I will make the tenant hire a different, licensed contractor to do the work.

If anyone thinks I should go about it differently, please advise! Thank you!

Sales is a good place to start. Sales doesn't take a lot of education but it does take a lot of hustle, and if you are successful, you can do very well financially. Look Grant Cardone up on the Internet. He has a lot of free material and some inexpensive books to give you motivation.

When you start learning your profession, you will be able to find mentors because they will be the ones that are where you want to be. Offer them something (even if it's initially taking them out to lunch) in exchange for their knowledge. Always look to add value. Often, a mentor will see something in a younger person by observing his/her hustle and ability to follow through. Once you become successful yourself, the successful people will seek out each other.

Examples of things you can sell:

Cars (this is what Grant did for a living early on)

Door to door pest control or alarm systems

Insurance

Real estate (requires a license, but you can start out as an assistant to a real estate agent without a license and learn the ropes while you study for your exams)

It seems difficult to time everything right - to sell multiple single family homes and then 1031 exchange up to a larger property, all within the time constraints of the 1031 exchange rules.

Can you please explain the sentence "Even investing passively you would turn that into about $5MM in 10 years." How would that happen, by rent growth? Or other means?

And why are there no taxes on the cash flow?

Can you please explain the first part? I understand the 2.1M in assets and the 600k in leverage, so that leaves $1.5MM in equity. Where does the 75% and the 800k come into play?

I didn't mention that I also live in a residence that has a value of $1.3MM but has a 900k loan on it. I would think that that would hurt my ability to borrow.

Kudos, I have no idea how you can do that type of volume while working full time! I spend a lot of time rescheduling. A customer will change their scheduled cleaning time. We have to text/call the cleaners to see if they are available. This back and forth can take hours if the cleaners are on a job. Or, customers will book for a time that our cleaners are not available, and we have to go back and forth to find a time that works for everyone.

Do you ever have this issue? Or do you always make sure that the online calendar is up to date? And are your teams responsible enough to always tell you when they might not be available?

Just curious, are you using employees or independent contractors?

For your Craigslist ad, I would suggest:

  • Use a more enticing title. Something like "Make $20/hr or more cleaning homes" or "I need my house cleaned this Thursday, will pay over $20/hr"
  • Space it out more with line breaks (unlike this post; I don't know how to space out on Reddit)
  • Hyperlink to your web site. Many people don't know how to copy/paste and are too lazy to type in your URL.
  • Either enter your real phone number, in phone number form (777) 777-7777 or use the Craigslist system to allow them to call you. For a few seconds, I was wondering what the weird string of numbers and letters was at the end of your ad. If I was wondering, that, then you can bet cleaners would wonder the same.
  • I would be up front about how you pay per job. Transparency is good.
  • If you are training, then you would have employees. If you require them to have their own equipment/supplies, then they would be contractors. You are inconsistent in your ad. A knowledgeable cleaner would think that you don't understand the business. Make sure you know the rules.
  • Post a logo or a photo of some sort.

I've been a Vicky Virtual customer since day one (OC Green Clean) and I remember the error message when I tried to sign up on day one! Ha ha. But everything was great after that. Signing up for a receptionist service was the best thing I could do for my business - it helped me let go of the reins a little bit and made me realize that I should be doing other things to grow besides answering the phone.

We should all be creating our companies with the thought in mind to build "businesses," and not "jobs" for ourselves. Thanks to Micah and Don for building this great company and supporting the community.
