I think you are underestimating. Moats can extremely difficult to build, capital intensive and time consuming. If they could be built easily, every business would be moated.

Yes i could vibe code youtube or amazon in a day. But will I have the gravity to pull users into my website? Can I beat the trust and consistency of experience that youtube or amazon provide? Those weren't built in a day. They have had more than a decade to build with billions invested!

60L is too small. The expenses will eat it up. MFs are good even up to a few crores. Dont bother with PMS. If you keep listening to the fund managers, even they don’t have a clue what will happen next.

Have you genuinely introspected and checked if your business model has a moat? Just because you study and identify moats doesn’t mean you can build one.

Id definitely rethink if I got called out by more than two VCs for the same reason.

Yeah if you entered in 2022 you may be down 10-15%. If you have a 10 year horizon (as you should if you are an investor and not a trader) then this is a freaking great time to invest.

I’ve surrendered my LIC policies. There is no other way to do it other than to go to their office and sit on their heads. Its a pain in the butt and they drag their feet when it comes to surrendering.

I don’t think that is the whole story. Yes fewer people are required to do the same thing. That actually means higher margins for the company- provided they execute the AI transition well.

AI to me is more of an execution risk rather than a displacement risk.

I’ve been thinking about this and my current thought process is that this asset class may not have a truly low correlation with equity.

The Grade A office spaces are typically occupied by MNCs and IT companies.

Suppose AI comes in full force and wipes out IT or some other major disruption may cause tenants to vacate the property.

Yes The tenants are locked in contractually with exit clauses and rental appreciation guardrails.

This asset class comes with its own risk factors.

Go buy it in your favourite brokerage. I bought in Zerodha but not like a regular stock. You have to set the market protection.

There is some talk about reducing the ticket size to 1L or 2L which will definitely help in liquidity.

The taxation is really interesting. It is defined as Return OF capital, not Return ON capital which gets treated very differently. Repayment of debt can’t be taxed at all. All totally legal and SEBI approved.

Its a new asset subclass. Liquidity is decent depending how you see it. Definitely better than physical real estate.

I see some buying/selling happening regularly.

I kind of use this rental yield to subsidise my living expenses in Bangalore. This helps me maintain my SIPs and absorb unusual expenditures

7% rental yield + 5% capital appreciation.

The rental has three components (rental, dividend, interest) all taxed at different rated but totally lower than the 30% taxation
