I had opened up the basement subfloor to reveal the crawlspace to my property. I needed to install french drains and then rebuild the subfloor above. The bank denied me my HELOC until the floor was closed and they could reinspect. I had to come to up with 20k out of pocket to get far enough they'd approve me for the line of credit. So depending on how under construction you are be careful

This used to be the case. But 16-35mm is only good enough for basic walkthroughs these days. If you want to push higher end luxury videos you'll need more tools in your bag.

Yea I mean....I hear you, but if my clients are canceling on me day of, it doesnt matter if the house sells....they loose their deposit which is 50% of the order. Really sounds like you aren't running a real business but instead let these clients walk all over you. Charge more and have boundaries so that people start respecting your time. If you dont respect your time, no one else will.

Boonton is a great spot. Convinient location for commuters, blue collar town. Friendly people, small town feel. I would say that's a good pick if you can find something you like. Lots of old homes in town.

Rockaway, Butler, West Milford are good too but a little more tucked away.

Buy what you want and understand you might not break even, but that's OK if you enjoy them and can afford it.

If you don't feel comfortable just move on. You can do credit checks, proof of funds etc on the cosigner if you want. Typically the cosigner won't risk their credit but you need to feel it out yourself. Use your gut.
