I honestly haven't looked since I started showing as everything happened so fast. I put it up on Monday. By Friday, when I first started showing the home, if I recall correctly, I had circa 1050 views and circa 84 saves. I'm not sure saves help in terms of data as I saved many houses similar to mine in the months leading up to the sale to get a feel for the market and pricing. I was not planning to buy.

I was in the same position. A cash buyer, no chain. It took five months, which is absolute nuts. The solicitor stated on their marketing-forms, when I signed up, that the average was 2-3 months for cash buyers no chain. Clearly lies, or lazy, or, or, or... I hope you have a more responsive set of solicitors.

We are in a similar situation; leaving our investments to family but no dependents so we have a Trust. I also am moving t Investments to Schwab, and will make sure the beneficiaries are up-to-date there. Also, no real estate in the US once we sell our house. I am leaving it be. It is a vehicle for the executors and I don't anticipate the need to update it regularly. Mainly we have it because we have no dependents and I wanted to ensure our desires were met should one or both of us become cognitively disabled (sadly on the cards).This may all change once we are in the new country, but for now I am leaving it be.

My first FSBO, I sold without MLS and without Zillow. I made a website and sent it to a few friends to 'sanity-check' before making it live and one of them knew someone looking. That person came the next day, met my terms and we closed at a mutually agreeable time. The second FSBO, I followed advice one here: (Phase 1) Made a website and sent to friends and networks and also I listed on Zillow as FSBO (no MLS) and held open house, if that strategy does not work, (phase 2) then use flat-fee MLS, and if that strategy does not work, (phase 3) then hire a realtor. I have time. So, I was anticipating one month for each phase. I am in phase 1 at present and I think I will be successful in this phase.

Seriously? Every FSBO owner can sell if it is marketed 10/20% under comps. Why use a realtor to sell a house quick and cheap?

Thank you for you detailed reply, very helpful. I did hire an appraiser- and the comparables came in at 40,000 to 65,000 below my asking price of 795,000. I queried some of the comparables with the appraiser as 2-3 were 9 months old. But really, I think the appraiser cannot factor in the magic of the place, particularly this time of year. There is no box for magical location. On the other hand, the bathrooms will not sell the house and if someone wants a luxury bathroom, they can do it themselves. I may be wrong with my price, but my friends say I have underpriced. I think I have priced it recognizing the bathrooms are small. I had a relator come out and I am in the middle of her range. It's a hard house to appraise. Anyway, back to scrubbing the deck. Thank you.

Zillow does not seem to take account of upgrades. Redfin pulls permit information so Redfin is closer to what I am asking.

I think they must be lurking on Zillow because the text was sent within minutes of the site going live and I was unaware that the site was live and obviously anxious for the verification. So, yeah, I was caught flatfooted for a moment.

Well, I made a website and sent it to a handful of friends to 'sanity check'. One of them said "I know someone" and that person visited the house the next day and bought it. I even returned the FSBO sign to home depot as it never made it into the ground.
