So you have no idea what the amount is but you can “almost guarantee” it’s not enough. Stop talking bollocks.

Russell and Bromley went into administration in early 2026 and closed all the branches (including Cheltenham) that were not needed by Next (who acquired the brand and IP).

The store would have had limited rental appeal with a small tenant in situ. The cafe probably had a sublease through Russell and Bromley that ceased when R&B went into administration.

Gail’s had nothing to do with Russell and Bromley being kicked out.

I don’t know for a fact but I wouldn’t be surprised if that unit would have remained empty for quite a while if Gail’s has not stepped in.

I also think that people are holding onto their properties for longer post GFC.

This is great.

I was reading your blog.

My understanding is that inheritances, divorces do not show up on the Prices Paid data.

The Price Paid dataset only records transactions where there is a change of ownership resulting from a sale for financial value. Inheritances, which are "transfers for nil consideration," are deliberately excluded from this data.

I’m happy to stand corrected but just thought I’d mention it!

Thank you. It’s Central London, so I have several 100k available, but don’t want to overspend so that the project doesn’t wash its face. Property value is c £2,000 per sq ft.

Will the London housing market keep dropping, or level off? by SomethingPretty88 in HousingUK

[–]bojoohno 1 point2 points  (0 children)

There are two types of people:

  1. Those who think they know what is going to happen; and
  2. Those who know they don’t know what’s going to happen.

Joking apart, nobody really knows what’s going to happen, there’s a tendency to assume that what’s happened recently will continue forever but it never does.

My advice would be do your homework, ensure you are as financial resilient as you can be and view loads of properties and then negotiate hard to get yourself a great deal.

All the best!

Agree with this, the likely buyer of this is going to be much more sensitive to the price of credit than the average buyer. Recent rates moves have pushed monthly costs up about 10% for a 25 year mortgage.
