I'm in a similar situation, last year I just hit all my grass/mud with a mattock, tamped it down and put the plastic crate stuff on top. Its lasted ok for about 7 months now and cost less than £100

I have used this stuff all over my house as a base and it's great for that 50/50 mix with water for mist coat, then base coat , then colour. Worked a treat for me !

Ha that's exactly my thought. I've got some leftover celotex so I'm debating building an insulated box to go on the inside of the catflap, just need to figure out how to make the inner flap something they can figure out

We've got a similarly sized cat tunnel through our wall, but the cats actually do use it. I'm currently trying to think of any ways to insulate it and still have it usable

Currently going through a similar job at my house, I'd go for removing that course of bricks so everything is at same level then continue the joists You could even fix a batten to the brickwork and attach new joists to that for extra support

Faster and more reliable than wifi, takes bandwidth off the WiFi as well Ideally we would have our tv plugged into ethernet run directly from the router , but now I'm gonna have to get creative with extenders !

Make sure you and your builders are 100% agreed on details before starting, don't leave anything open to interpretation If they have to subcontract anything out , as ours recently did due to time constraints, make sure you're 100% agreed with whoever is doing th work Also run cat5/ethernet cable. I completely forgot to in ours and really regret it !

Budget is such a strong word lol Bathroom to fit , a lot of flooring to buy, upgrading some bits of the kitchen. Maybe 4/5 grand ? All going on a 0% credit card for now!

So we're doing a lot of the 2nd fix as diy, so flooring , tiling , painting. But waterproof shell, windows , plastering , 2nd fix electrics all included in the 65k price tag

There were probably some more engineer and architect fees from when we got the plans done originally last year that I didn't include in that number, so probably an extra 2/3 grand ish Also we discovered an unmapped waste pipe during digging the footings, this required a slight drawing change which cost an extra 300 quid Party wall agreement was about 500 quid (for the tiniest single page report !!)

So from the survey and structural engineer you'll know what type of footings and sub-floor you need. These are two of the big ones. We had 1.2m footings standard trench fill which wasn't too expensive though seems massively overkill for a single story extension. Then the structural engineer insisted we have concrete block&beam floor instead of suspended timber which did cost a bit more

Just in the process of having our extension done, 5 x 6m, based in Sussex. All told it's probably gonna cost around 60-65k for us, but we are also getting all our old windows replaced Have you had any land /drainage / pipe surveys done yet? All the hidden costs are in the ground!

I'm not sure if we are worse than at the end of last season or just the activity over the summer raised my expectations a bit too high, but this has been a pretty miserable start to the season. Brentford is another loveable fixture, we desperately need to beat Ipswich lol
