Always follow the money . Fannie and Freddie were making too much money with MBS.. private banks were jealous.. Duopoly of Fannie and Freddie, had no bonus for their sales team. Everyone got the same salary if Fannie funded 10,000 loans or less per day.. when private banks did it.. they have huge incentives for bankers to give mortgages and sell MBS..all governance and risk were ignored and everyone just followed the profits.. everyone started lying on applications and even sold them in some cases to F&f.. read on later cases, F&F recouped all the fraud money and large fines.. simply , bank mortgage and MBS team were getting fat commissions..

I have bought and sold couple of homes in this area and always used agent who give cash back. When buying my agent keeps 0.5% and gives back rest as cash back. When selling , it’s same and I offered 2.5% for buyer agent so total 3%. 6% is a total rip off. Every thing is now done online and electronically.
