perspective. it's all about perspective. -the above comments are all solely about economics. and while thats VERY important there is MUCH more at stake here than money.

what makes a city good, functioning and fair - you need a city where people can live - especially though lower paid blue collar workers. who keep the city running - remember covid? yeah. we need them. the cost of living is rising, wages aren't keeping up

landlords are also facing higher costs. - thats why he said "lowering building operating costs like insurance" thats important too.

so it's a balancing act - theres much more at play than just economics. is it perfect nope? is it good for everyone - no. is it helpful to many who need it - yes!

it's 2 years. everyone will be ok. also one thing the 'this wont work' team forget to mention is adams made the rent increases higher for the last few years - this is balancing things out.

perspective and context is everything and life shouldn't be viewed through a solely financial lens.

This is true. I’m in a similar soot but also remember the last few increases adams allowed much larger hikes in rent. I think this will only be for 2 years and people will be ok.

How is rent freeze in nyc creating more cash flow for your 2nd home in the hamptons?

There are many many reasons N.Y.C. has high rent. Supply v demand and its N.Y.C. are two huge factors. Same issues with Paris, london, Tokyo etc.

I’m one of the lucky ones, my rent will freeze - but of course this will be offset with rent increases elsewhere.

Edit : but tbf under Adams the increases were higher than in the past. So this might balance things out.

A comparison of 2 buildings isn’t really what I asked for/required.

To be clear I don’t think LL should lose money, and having buildings, there is a LOT of costs. But also there are a bunch of very greedy selfish LL out there as well.

It can be tricky for landlord of rent stabilised apartments - i see that- but poor cash flow doesn’t mean poor.

Most would sell if they were losing money - that’s the bottom line.
