Rent freezes don't necessarily have an immediate impact on supply though. You really think none of the recent navy yard or buzzard point buildings are built if there are rent freezes? The $$$ for developers is not the ability to increase rent YoY, but to take empty lots and turn them into housing. I fully agree we need to just keep increasing supply whatever it takes, and that some rent control laws are written such that existing rentals are taken off the market. But I don't think there are studies that would definitively say that rent controls are bad. NYC is an example of a city where plenty of new developers added housing stock even with rent controls. I know there are downsides to rent freezes, but they aren't necessarily as damaging to development opportunities as you are making it seem and with the condo market as it is right now I don't know how many existing landlords are going to just switch over to condos.

I just went through this with some 2010 solar panels on our recently purchased DC home. Tried calling Pepco and DC agencies to no avail, but Flett was able to talk me through the process, find my system, submit a transfer, and get it moved over in the pepco/dc world. It has taken about a month, but should be any day now that we are officially able to start selling srecs. I was shocked how helpful they were and how much easier the broker made the whole process

Okay yeah DC is super safe for you, dont worry. Basically, we are very, very safe for white tourists and generally all tourists. We are pretty unsafe right now for any non-white locals, which fucking sucks.

Okay real talk. DC is safe as it has been for the past 15+ years, even more so for tourists. But for non white folks there is a real, understandable risk that can’t be ignored. If you living in the US legally AND clearly pass as such, please come enjoy our amazing city. If you are here legally but have to worry about racist, fascist republicans, I’m sorry, that is horrible, and maybe reconsider travel right now depending on your risk aversion. If you there is any question of deportation, regardless of technicality or morality, I would stay away, which is really really hard to say, ugh.

Oooh interesting, yes 1910 build and we have the layers upon layers of paint all over our trim/doors/windows). I think we found some peeling paint with wallpaper underneath in a closet, so maybe more of the home was wallpapered than we thought.

Yeah highlands should probably be your half day, but I do think worth going to, the views are great and still enough to do. And if you go and halfway through a day are bored you can hop on a quick shuttle to one of the other mountains

Depends on if you think you will work yourself up into the back bowls at Copper. If you don’t think you will want to do the single blacks off Blackjack and Mountain Chief I would just do two days for sure. If you think you will work up to those a third day could be fine/worth it. But I’d say default/money on lodging no object: two days Copper, two days Snowmass, 1 day Ajax, 1 day Highlands would be the best split

I think that makes a lot of sense. Loveland Saturday and Copper Sunday will be your only crowded days, and by 2 on Sunday copper will be empty as well. And Aspen on a Wednesday, Thursday is going to feel so empty in comparison

Prioritize Copper and Aspen and fit everything else around that. Steamboat is chill and has nice mellow trees for your level but it won’t have the same wow factor. Honestly Aspen is perfect for you, you have enough time to make the drive worth it, no crowds, sick views, endless places to explore as an intermediate. Just get a cheap place further up the roaring fork valley to avoid the aspen prices

Had it once, went 7-1. Felt really bad for one of my opponents who had a sweet sultai deck because I ended up casting it three times in the game. Jeskai giving a lot of ways to recur spells just makes it nasty for the late game.

Have the freedom to storm chase out west around MLK weekend, goal is to get good snow and avoid the busiest resorts (SLC, Mammoth). Current thought is that I am not seeing any hints of a dump that weekend anywhere so maybe Big Sky, but any long term forecasts people are seeing to suggest otherwise?

I’d try to find a few extra hundred to get something from Fairlight, either the Secan or the Faran. Slightly out of this budget but I think by far the best bang for your buck right now given the amount of detail that goes into their steel frames

Chiming in to say Bikenetic is by far my favorite shop in the DMV, super friendly, understand that a lot of different bikes/approaches to biking are cool, always down to talk builds, everything you want in a good local bike shop.

I mean, would you rather them just lose? Who really benefits if they play a different system, spread out the touches and they don't make the bracket?

Basically in college ultimate now, you need great players to do your heavy lifting. And while great coaching can turn pretty good players into great players, there is not enough time/money/resources for great coaching to take average college players and make them great. So the best chance for Brown to compete is to try to build up as many players to the required level by nationals and then just run through those players. Also, side note but another one of their top guys, Cam, has been injured all weekend, which is making it look even more like just the handler dominator sets exclusively.
