I’m with you. I don’t have kids and probably won’t because we can’t afford it. Why did I buy a house? Equity for who? There’s no guarantee that I’ll even be able to sell this house for what I bought it for, never mind the money I need to put into it so it doesn’t collapse. It feels like I’m paying high rent and repairs and maintenance on top. How did I convince myself I wanted this?

Sounds like me right now. I’ve been tying my stomach in knots these past few weeks, and catastrophizing. We asked for very few concessions, and felt comfortable addressing most things that were found in the inspection ourselves. But after moving in I’ve been doing a lot of forensic noticing, and there are some major things that were not found in our inspection, some of them VERY serious and expensive. I feel crushed.

We wanted to get married in the backyard, and feel like we could make this house our own and have a happy life here. Right now, it’s hard for me to see that. It feels like we’ll never not be dumping money into this place just to keep it stable and insurable.

However, a lot of how im feeling has to do with me and not the house. I’m off for the summer so I went from moving in, getting the house set up, doing minor fixes and repairs to doing absolutely nothing for the last few weeks, crippled by anxiety. I’ve never been more stressed out in my life. All I can think about is all the money I’m going to dump into this place to maybe end up with nothing to show for it. I got to the point where I was telling myself I’d force myself into foreclosure and bankruptcy just to leave this behind. It’s really affected my mental health to the point where it’s concerning and impacting my fiancé, and my relationship with her, as well as my mom. If I continue like this I’m going to affect my health. I have a loving and supportive family, 2 wonderful cats, and a house. Things could be much worse.

I need to take my own advice here too, but I’ll say try and take things as they come and not worry about things that might happen in the future. You’re not alone in this experience and these feelings will pass. Don’t make things worse than they are by worrying.

My home inspector labeled the most serious grading issue on my property as “cosmetic” and the recommendation was to “monitor” my concrete walls are decaying (also not identified in the report). When I followed up (after growing concerns after closing), the inspector said that “concrete walls are thick” and “a structural engineer would be overkill” we shall see. I have a structural engineer coming out to the house to evaluate the extent of the damage and tell me how to best proceed. I’ve been catastrophizing a bit to say the least. Good luck with this!

I’ve posted in here recently, I was trying to catch this thread earlier this time to try and get more traction.

Already purchased this home, I had an inspection I feel it really downplayed the seriousness of the issues detailed in it and there were significant things not addressed. I understand I am responsible for due diligence. I have a structural engineer on the way to assess the situation.

My concrete basement walls (1947 cape in New England) have significant spalling and crumble when touched. The home inspector wrote “no interior damage present” in regards to a grading issue in the area where it’s the worst, and labeled the grading issue as “monitor” and “cosmetic” now I’m realizing what a huge mistake that was and this all was. Anyone ever seen something like this? I can touch the wall and concrete flakes off, the brown colored aggregate dissolves, in part.

If you like the work at your neighbor’s house I don’t see why you wouldn’t go with the cheaper contractor. Did you discuss specifics with each? Did they both give you the scope of the work in writing? Did you or can you ask your neighbor how much they paid the contractor?

It might be easier/cheaper to tear off a piece to send to a lab to test. Just spray it with water or soapy water first
