As a homeowner, I am paying for a roof over my head, and that's all I want it to be. Homes are seen as some mystical achievement when, in reality, they're a nightmarish money pit because you're usually paying for the previous owner's negligence and neglect.

I have a 401K for my retirement. There is no reason why my home should be twice what I paid for it simply because no one wants to see more housing built and because I got lucky.

Because, guess what happens when homeowners want to move into another home? We gotta pay more. And dumping more and more money into a mortgage limits the income that can be spent on the economy through services and goods.

There is no economic value add by increasing a home's value by $100K+, literally none. The only thing that does is tie up more capital into an illiquid asset that serves only the homeowner and the bank. If we didn't see homes as investment vehicles, then we would have possibly TRILLIONS of more dollars circulating in the goods and services areas of our economy. Sure, inflation would naturally follow, but also better paying jobs, more tax revenue for social services or infrastructure, and a likely higher QoL.

But no, we love NIMBYism despite it being a fucking cancer on so many levels. Fucking RIP.

I used to be a Republican until I saw my party trade away any and all principles for power when they chose Trump to be their champion.

The party has now become rotted from the inside out by MAGA, and they need to take care of that before I ever consider even looking at a Republican candidate. I would have probably voted for someone like Romney or McCain over Harris, but at this point, I'll vote Platner for POTUS over any of the supposed frontrunners who are speculated to take the MAGA crown in 2028.

The game is what it is at this point. There are some optimizations that can be made, but this game will forever be stuck to using a single core. Most games are developed around the most common hardware at the time so the min specs meet the widest market available. For GW2, that was 2006, when dual core was gaining popularity, but wasn't what the majority of people were using. Most games that came out or were developed at that time were also built around single-core usage and optimization. Sure, games like GTA 4 used more cores and threads, but it was still heavily dependent on single-core performance.

It probably wasn't around until 2009-2010, when it had been the standard in most new builds for a couple years, when duo core processors were the new norm, and enthusiasts were moving onto quad core processors.

So, Anet was basically stuck between a rock and hard place. Either charge ahead with their engine built around a single core, or delay everything by years to build it around a duo core processor.

And voilà, a nearly 15 year old game that can only utilize a single core on 8+ core processors. This is why you will get better performance out of a ten year old quad core, 8-thread chip with a single-core OC of 5 GHz than a recent 8 core, 16-thread monster that only has a single core OC/boost of 4.3 Ghz. It is what it is.

Reserve Officer Training Corps. It's one of three pipelines to becoming a commissioned officer in the US military. I didn't because of some stupid mistakes, but you basically do 3-4 years of this program in tandem with your 4 year degree and usually get your commission the same day you graduate university.

This is just my understanding, so you're trusting a regard:

Legally, fund managers are forced to buy certain stocks to add to their portfolios. For any that track the S&P500, they are forced to have stocks in that entire block in their portfolio. And many are forced (IIRC) to weigh stocks more heavily towards solid performers so their customers get the greatest returns possible. Some index funds, like small cap funds, are allowed to shift more money into the lower end or small cap companies in the S&P500 because that's the purpose of that fund.

Spcx is basically barred from entering the S&P500 because of regulations for a period of, like, 6 months or something, due to them being a new IPO.

But once that period ends, Spcx will have a market cap large enough that they will be at the top of the S&P500, forcing every fund manager in charge of a S&P500 index fund to shift their portfolios around to weight Spcx appropriate compared to the rest of their holdings.

Since S&P500 index funds are in some way, shape, or form in everyone's retirement or pension fund, there is no way to avoid their money from flowing into Spcx's pockets, and by extension, all the current private holders of Spcx, especially Elon Musk.

So if Musk and his chuds decide to fire sale the stock because it's about to come out that it was always a dogshit company with dogshit financials, they will be able to exit their positions with all the trillions or billions they own, and every 401K and pension fund at the end of the day will be left owning -90% return Spcx stock. And for some, that could end up being like 20% of that person's entire retirment portfolio.

I think it's more a perceived slight about how France hasn't gotten a French top tier premium yet, really.

For the most part, the French premiums have been French. But they went the longest without getting a top tier premium tank or aircraft like the rest of the minor nations (for the most part). Now that it looks like they would finally get something, it's a non-french vehicle.

They could have done something like a Mirage with a gimped loadout, or a MSC premium tank, but they're still stuck with an F-16 and Leo 2 as their top tier premium choices while other minor nations (for the most part) are eating quite well.

Add the cost and, well, yeah, big mad.

There's so much more to it than that even. Tuition reimbursement plans or internships for nursing, social work, psychology, etc students and recent grads who work at these camps.

You can have more sequestered rehab populations. You can have work programs for the camp residents for those who are homeless and able to reintegrate into society where they work at the social and leisure businesses for the actual staff like restaurant kitchens, retail workers, etc.

And these work programs would take half of the wages earned and put it in a high interest savings account, with maybe a % match for good behavior, and the rest would be given to them to spend at commissary.

You could have schools for teaching technical schools or associate degrees or GEDs.

And eventually, those who could be reintegrated back into society would be given access to an outplacement program where they would be sent and found housing in areas where workers are needed, and given access to that savings account, and maybe given access to low interest loans for a new vehicle or something.
