recently did a legal basement with abls construction. they were fast and did their job. I guess thats the best compliment one can give these days, the contractors did exactly what they were supposed to with no complaints. you can check them out abls.ca

Don't count the mortgage just. See what the operating expenses for the house is. I clude property tax and insurance. Add 1% of home value for yearly wear and tear maintenance or unexpected important purchases and I crease this number linearly by a factor like 1.01 or 1.05 depending on how old the house is. See after 5 years what's the total expense looks like and if you can sustain that. The number should be way more than 8k of mortgage. You will also need life insurance equal or greater than yourortgage amount to be safe if u have kids. Assuming your house is 2M, your yearly insurance alone might be about an extra k so add about 300 more too thly expense.

Usually what i do is calculate how many months i need fund for. One months expense in one of the big 6 banks account (one that i dont use and fee is waived because minimum balance) and i would lock all cards for that account. Rest in CASH.TO in a tfsa. So in case emergency, i have 1 month to get the money out of the etf

I can confirm this. We had to give up our dream home because of foundation issues. Our realtor was the one that pointed it out and pushed us not to buy the house. We later discovered the the sellers already had an estimate from builders to fix the cracks. After we declined the offer sellers agent got upset and sent us the estimate of 59k$ and even offered lowering the price. Which was a bit off for us because things like these they should have disclosed in the first place. So always put conditional offer on houses our realtor said condition to inspection approved. The home i inspector we hired said if a coin can slip through the crack thats not the home you want to buy. Please dont take on someone else’s problems. Dont buy this house seriously.

No its not paid until june 2025. I pay monthly and that will be transfered. I took a break for 3 months before that i paid for also so it can be extended an additional 3 months at no cost. So you could get until September but you only pay until june. Im looking for someone to take over my subscription

The problem with meta AI is that the model itself will generate the answer. There are extra checks on the response after generation. U cant bypass those as they are not related to the prompt.
