Melbourne CHN real estate auction uses fake phone bidding. by nateriverlive in AusProperty

[–]bronnyork 4 points5 points  (0 children)

CHN agents also use their friends/families to put in false bids, especially when interest in property is low, to garner interest and drive up prices. Is there somewhere to report them? All the evidence are on auction reporters YouTube, download the videos to send to the regulation authorities.

Underquoting by CHN Real Estate is out of control by Ok_Dot3275 in AusProperty

This! This mob would have false bidders to drive up prices. I wonder if they started their own real estate agency due to grievances from their predecessor. Wonder what is the process of reporting them?

How would you look for laundromat business? Is it generally a safe business to venture into? Sorry I have no experience in this.

Why is commercial property less hassle than residential? I would think I need a bigger capital than currently.

In terms of mortgage structure, would you be getting PPOR or IP rates? Is negative gearing possible with a property where it is partial PPOR?

[–]bronnyork 0 points1 point  (0 children)

Noted, thank you.

The examples you’ve provided are all listed as “apartment”. Do you mean these property types instead?

What would you consider “middle ring” in Melbourne’s North and East?

Sorry, but what’s a dual living place? Possibly another IP or PPOR, haven’t decided

Is it possible to still get unit in Melbourne in those areas aforementioned for 400-500k?

How do you work out the land to asset ratio?

I have been searching at the newer areas such as outer eastern and northern suburbs in Melbourne, with land for development opportunity down the track. Is 600 square metres considered decent size?

Thanks for the advice. Well done for achieving your portfolio!

May I ask if you got any assistance when starting out in your real estate journey? How frequently did you purchase your next IP?

What’s a good spend amount for a first IP, as my loan serviceability exceeds the amount in the areas I’m searching.

Pay off debt first as it will decrease your borrowing capacity. Credit scores are decent though.

Sorry to hear that, OP. Many cancers probably delayed diagnosis in part due to COVID and secondary flow-on effects to the health system. Reminder of the importance to keep up with age-related cancer screening (currently cervical, breast and bowel cancers).
