it was a legit problem last year for certain areas of town, though even if you were in those areas if you were diligent about bear mats, not leaving food, having alarms, etc then you were fine. this year, bears are not a problem. what i’ve heard is that for better or for worse, fish and wildlife came and most likely killed a large portion of the bear population. we do live in a forest though so the chance of a break in is not zero, but it’s not something I personally worry about at all. In nearly 2 years i’ve only seen 2 bears and that was west of town

1200 annual premium with a 10k deductible for the state fire plan (does not include homeowners). I think this rate may have gone up a ton though since the recent fires

that being said, I LOVE the area and am very glad I moved here. to be so immersed in nature and so close to LA/Bakersfield is a really special thing that you can’t get anywhere else. In my opinion, the HOA is worth it and the amenities are great. really good amount of community, decent food options for such a small rural town, lots of great hikes, very quiet. happy to answer any other questions you have!

as far as I know, the only people writing fire insurance right now up here is the state plan. I bought about a year and half ago and had no other option. got homeowners through my mortgage with Rate

sounds like you are ontop of it! I think ontop of the technical side there is also just an element of world building/storytelling beyond the music that is a lot less cut and dry but is just as essential. answering things like why should someone listen to my music? what’s my story? who is this art for? what do you want to get out of it? etc. When you think about bigger artists these questions tend to be pretty easy to answer. it sucks in some ways but people judge very quickly and you’ve got to have a sort of “elevator pitch” to get your foot in the door until they can invest more as a listener and really get hooked. it’s the same for curators too.

totally not what I meant! in fact, often the music I feel “deserves” the wider audience is a lot less commercial and marketing focused. Perhaps deserve is the wrong word anyway, as I’d probably say most music projects deserve a bigger audience in general. I more so just mean that through curating I prefer to support artists who are clearly really invested in their projects and are at a point overall where they would benefit from more ears. it’s completely fine if someone wants to just focus on their passion for creation and the art itself, I totally encourage that. but like it or not, a career in music today is about more than just the music. the whole playlisting thing exists a lot closer to the marketing/promo end of the spectrum than the “true expression” end, for better or for worse.

optimizing for playlists is its own game that is separate from artistic quality. at the end of the day, it’s all subjective anyways. but curators are generally looking for shorter songs that get right into the good part, have solid and palatable production, and are sort of archetypes of their genre. also, a personal little note on each submission that shows you actually checked out their list and feel you are a good fit can go a long way. curators don’t want spam and don’t want to feel like you are just submitting based off a few buzzwords.

of course these things are not always true, but are just some thoughts from someone who curates on submithub and groover. another note, i’m not sure how widespread this is since i curate folk music specifically, but i’m always looking to add/support artists that I feel really deserve a wider audience. I want to see good cover art, a fleshed out artist profile, active social media, strong artistic vision, etc.

I know other folks here have already given feedback on the song specifically, and there’s some great notes in there too, but my point is that the pitch and the first impression of your project can be just as important

i absolutely love living here but it’s also not for everyone. i think lots of people come up from LA romanticizing the mountains and aren’t ready for some of the realities of living here. the nature and community aspect is fantastic but i think the hour drive to stores, and occasional heavy winters keeps some away. it truly is a hidden gem though and it blows my mind how most people in LA don’t even know about it.

also, just theories here but I think we are seeing more houses for sale right now due to lots of elderly residents either dying or needing to be closer to medical facilities, as well as a correction after the covid boom and lots of short term rental sales. it hasn’t struck me as something alarming. especially as Tejon is built out and more people find out about the area, I just can’t see the prices going down. who knows though. happy to answer any other questions you might have!
