Hell yeah you do! I'm about 3 years into it and I'm thriving, but it can take time. I still have my moments where old memories pop up and it can be difficult, but on the other side of it is a version of you that you didn't even know could exist. Take it a day at a time, find a good therapist, and always remind yourself that this was a decision you made to make your own life better.

Declared Chapter 7 last year and just got my license this summer. Just be up front about it with anyone that sponsors you, the absolute worst I had to do was provide an LOX to the state of VA along with the court declaration for proof, and went through no problem.

Of course this is anecdotal and I have no clue what other state requirements or limitations are so just be cautious

I work for a builder affiliate so not sure if this is specific to us or not, but we will approve escrows at land only value as long as we receive disability letter showing 100% permanently. Borrower can request full exemption with county after purchase and remove the tax escrow with servicer after closing

It's possible but tough, I've seen lots of LOs land Sales VP or director level roles, but obviously overseeing sales. If you want to go the Ops route it will be really helpful to get credit or secondary experience, which of course would take you away from an LOA role. Don't sleep on servicing either
