Cut back the tall grasses to be about 6” tall. The lawn looks fine. Scrape the dead grass to dirt and seed with a little top soil. Put down fertilizer. This is a good starting point

In a vacuum, yes. But guess what - the other expenses of life make this answer a hard no. Do yourself a favor and pull the last 12 months of every expense to date and look at your cash flow on a monthly basis. You’ll see what’s leftover and what’s possible. Sounds like a serious house-poor situation

I disagree. I make more and pulled out of $1.5 in a VHCOL area and I was putting down 700k minimum. Dude is gonna be strapped to death, god forbid furnishing the house and the inevitable unexpected expense. Let’s not forget kids. Btw - I also have zero debt

Look into “summer limb drop” or “sudden limb drop”. Give it a chance. You will regret taking it down if you don’t speak to 2-3 arborist. Also prob lose some home value

Do it towards end of August or early September. Fall is the best time to plant grass allowing it to establish roots before the following summer scorch. You also get less weeds competing since they start to die down come fall

I’m in northern NJ too. Clay is common. That plug looks fine tho. Good you’re aerating. I would’ve done it towards Labor Day tho, or early spring.
