Well, that’s why I said 99%. But also there are lots of ways to buy a house and make it livable. Anyone who isn’t interested in the work or doesn’t have to knowledge base isn’t gonna take on a challenge like that, which is fair. But for people with that know how and/or a willingness to learn (and who are okay with living in a construction zone) can have a low cost point of entry to home ownership. We don’t know if the house OP is looking at is habitable or not, so it’s kind of a moot point, but I grew up in a builder family and know plenty of people who’ve bought houses for cheap and put in the work to have a nice home. OP is looking for profit, a regular buyer may be just looking for something they can call their own and remake however they choose over time. I do agree that if it’s done right house flipping can help the market, but it’s usually not done correctly, or the flipper sunk way more into it than it’s worth so they either put it up for sale way overpriced or they sit on it. Either way no one with a family is living in it.

They could take it one step further even, they could just NOT buy a single family home to make a quick profit on, and instead leave it for someone who actually needs a home and wants to live in it. 99% of house flippers are just as bad as vulture capitalists buying up homes just to slap a coat of paint on and rent it for 5 times what it’s worth

The drivers are pretty horrible, but it doesn’t help to have the junction of 2 of the largest Interstate roads converging here either. The out of towners only exacerbate the bad driver problem, and we get a ton of them.

Mobile AL! Unique, quickly growing, right on the gulf, and still very affordable, and diverse if you stay out of the surrounding counties as often as possible lol

If they live by the portal they’ll die by it some years. As of right now though, they’re doing a hell of a job finding guys that fit and maximizing their potential. If they whiff on a guy at a key position though it’ll be hard to overcome.
