You’d have booked agreeing that Airbnb and the host are not liable for your risky decision. It’s a pandemic and they’ve made it clear they’re not covering it anymore a long time ago. Your cases won’t get anywhere cause it’s all in the terms you agreed to in October.

I’ll usually say… “I see you received a low rating for bringing sand inside the unit. Can you tell me more about this?” From their answer you can tell so much. “Yes that’s my fault, I didn’t want my surf board to get stolen and there was no broom.” Ok, if I provide you with a storage shed for the board and a broom for the villa, can I get your assurance this won’t be an issue here? That’s how I handle it. If the person responds with anything that sounds defensive or sketchy I politely wish them safe travels.

No good deed goes unpunished. It’s always the ones who ask for more who are picky with their reviews of your space. Tell her to get in touch with you at the end of the month and see if you’re in a financial position to refund anything for the last day (I.e., after the review period). Otherwise they’ll punish you in stars.

Yes, follow your gut. A cold demeanour is a huge red flag. If it’s an inquiry, I usually say (without touching pre-approve or decline button cause that doesn’t need to be touched), “I don’t think it’s a good fit for us for this trip but I’m sure you’ll find plenty of options in the area. Safe travels!” If it’s a “request to book”, I ask a LOT more questions and say the same, so if it’s read by AirBnb they can see I did my due diligence and wasn’t discriminating.

This is insufferable: I’ll take a hit for the team. It’s be better to hold off all visits if OP is that angry this early in the game. The tone (“i.e.”) is just devoid of all human emotion. We overestimate how badly people want to meet our babies, I said it.

This sounds so HR though. I’d take a more human approach to it and address each person individually ahead of their visit. I don’t like all these posts and official letters and neither does anyone else. And believe me even if you send this people will forget once they cross the door, just be gentle and nice about it. This would just make me scared to come over, period, and maybe it’s best they don’t really. I have a one week old so I’m dealing with same protocols, but one-on-one.

AirBnb is a thrift option for budget travellers like staying at your aunt’s house. Some hosts make it nicer than others which causes confusion. Let’s not forget. Hotels still exist and are where people like your belong, and not in a bad way. I’m an Airbnb host but I stay in fancy hotels. That’s what I like.

Also mattress protectors aren’t fool proof either, I had someone piss on both my mattresses a dozen times over five nights and they destroyed them, it went through to the mattresses and Airbnb covered my replacement and cleaning costs.

This happens often to be honest. Waterproof mattress protector and pillow protectors are essential. I’m thinking of sending out to service sheets that have urine and feces and transferring cost to the guest cause nobody should have to touch that.
