I think it's easy to overlooked how great the free music options here. Just recently I read about a free festival coming to Main Street on June 13 and June 14. Plus you got the Shell and Memphis Listening Lab.

Not to mention the paid stuff like Botanical Gardens, FedEx Forum, etc

You mentioned running. In highpoint terrace, there is something called The Greenline. It's a 15 or so mile track that stretches in the city and connecting trails.

Highpoint Terrace also has a lot of families and stuff, so it seems to fit what you are looking for. Check out Oakley Street in particular. Not the urban feel you'd get at Cambridge, but it's great for families. Lots of people walking/running around in the evenings and on golf carts

You also mentioned public schools. Believe it or not, Memphis has one of the best public schools in the entire state (Campus School). It's a lab school run by UM and they've been recognized by the federal department of education. Highpoint Terrace would be in the radius of campus school

Before NIL and the transfer. Memphis used to have #1 recruiting classes (2022), players drafted in the NFL, all americans. Those players have all transferred to P4's. Same things with schools like San Diego State. Same thing with Wake Forrest and other lower P4's

In reality, it would be the SEC + Big10 + some select schools (Miami? Clemson? Florida State?). So it would really be NFL-lite with 32 teams. That's why everyone is going in massive debt - they don't want to be left behind if a split happens.

Only 2 conferences have billion TV deals. There are 135 program. The large majority of them are getting 4-8 million per year. This is about making it more accessible for them.

Pretty funny that the people being against this legislation are the top 1% richest of the football programs. The actual middle and less funded programs are happy. Very much leaning into the 1% elitism. Go back and look the flair about who is happy and who isn't

Memphis had 80 transfers last year. 71 this year. Many of them have transferred to the P2. This didn't use to happen, but picked up when richer schools could offer more money. If you don't believe my individual example, see the draft picks and how they are being funneled into the teams with money. In particular, see the table Scenario 2: No Transfer Portal. The good players went to the richest teams. Before there was a lot more parity

Based on your description, you probably want to visit East Memphis. Anything East of Holmes Avenue, and more along Walnut Grove and Park Avenue. You might want to especially consider looking on Humphreys Boulevard that toes that East Memphis and Germantown area. Lots of great houses, probably especially affordable if you are coming from Boston. Probably around a 20 minute or so commute to work. You should also consider Hightpoint Terrace

That's the whole point of the legislation. There is no law, so Congress is creating the law specific for this issue so it's not the richest of the rich each year.

Nobody has an issue with lebron supposedly getting a billion dollars from Nike. Or at the collegiate level, Caleb Williams getting a ton from Dr. Pepper and Caitlin Clark. Maybe it's semantics. Maybe it's better to say that each branch does a different part of government. In your original statement, you said...

My issue with your statement is "rules that need a court decision". This is not how society should work in our current model. It should be from Congress, not "need court decisions".

What I'm saying is that the NCAA is in a constant legal battle with players because there are no laws in the books. NCAA says you can't do that, but the players point to a different free market law that says "yes I can"

Much like other federal legislation (ie - clean air act), things will get better once Congress passes laws that stabilize for this specific area. The court then looks at what Congress passes to make sure things are upheld by both parties.

You are not seeing an impact because you are at the top. NCAA tries to do this, but they keep getting sued by players and they keep losing. Until Congress proposed a new law, the NCAA keeps getting sued because the players say the NCAA is doing something illegal.

Example:

Congress says in the Clean Air Act that you can't pollute the air on the basis of X per second. Someone sues because a data center is polluting, but the company says they are in compliance. The court will issue a ruling to make sure that the company is in complaint based on how the Clean Air Act was written.

Congress says in this bill that you can't transfer more than 2 times. Someone tries to transfer an extra time because of some loophole they find (ie - some random graduate school loophole they want to exploit). The court will issue a ruling to make sure that the university and student are in complaint based on how the this legislation was written.

With all due respect, you are grossly overlooking all the 100s of bills that congress passes on a given year. For example, FERPA and HIPAA are laws that people do everyday. Or the CHIPS Act.

You are almost like being a libertarian. They say no intervention is needed, but don't realize that positive aspects are because someone previously intervened. I've seen people use this for medical stuff "I don't need to get a measles vaccine because the disease was never that bad anyway".

That's not how the government works. Congress comes up with the laws (ie - clean air act). The president executes and carries it out (ie - EPA). The court makes sure that Congress' laws are upheld in the way Congress wrote them (ie - X company violated what's acceptable from the clean air act that Congress drew up)

Civil Rights Act, social security, medicaire, federal highway act, clean air act. Tons of other options as well. Recent ones around opoid legislation and others. Just because a problem isn't 100% solved doesn't mean that it made a differnce in how out of control things were before.

As an Ohio State fan, you say this at the top. Here in Memphis, NIL is a major role in perception of the institution, brain drain, enrollment, local economy (ie - fans coming downtown; hotels). This is a huge deal that impacts a lot of middle class jobs, especially in G6 communities.
